House Painting Inc. painted the complete exterior (siding, stucco, and trim) of my 2000 sqft house and detached garage. They removed existing gutters, repaired stucco, trimmed bushes as necessary, and did all the necessary prep working before painting.

James Lee, owner, came to my home to provide an estimate an hour after my initial call. I was a bit skeptical at first because his price was toward the lower end of the estimates I received, but he presented himself in a very professional manner, came with numerous recommendations, and had an excellent Angie’s List profile. The crew started work the next day. They were professional and conscientious, and overall they performed an excellent job. When they left there was literally no trash, debris, overspray, or drips that I could find. My house looks great and the job was done quickly and without hassle. Highly recommended.

I can’t imagine a better experience having my house painted. Mr. Lee came out the day after I called to give me a quote, the quote was extremely fair, they started work the following Tuesday and the house looks amazing. The stucco was in pretty bad shape at the water line and now you’d never know there was a problem. I never thought my little 1946 tract stucco house could look this good. His crew was prompt, courteous, friendly, clean and even did little touches that I didn’t ask for and didn’t expect, like painting the house numbers and mailbox. James Lee the owner made an appointment almost immediately, and we were most impressed by all the glowing reports he brought with him. However, it is one thing to read how others react to a service, and another to have a company meet personal expectations. Everyone from James to Choi to Jorge more than met ours, and my husband even thinks I’m too much of a perfectionist. They did a superior job of everything—the preparation which took a week, the repair of the stucco and grates, and all the painting. The final touch was varnishing our door steps. We never expected that! Also they were so helpful in moving all my heavier pots and swing set. Everything was done cheerfully, plus when they came on time each morning they were immaculately dressed. We think we got a wonderful deal, and we now wonder why we waited so long to have the house painted!!

Called Mr Lee for an estimate. He happened to have some time available and came right over. He showed me an impressive portfolio of past jobs and letters of recommendation. He gave me a verbal and written proposal, and later in the week, a formal proposal by email and mail along with a long list of past jobs we could go visit. His was the third and lowest bid we received. We accepted his proposal on Friday and on Saturday his men were doing the prep work. The job took four days total. Throughout I was impressed by the crew’s attention to detail, the way they protected and kept paint off surfaces around the house and their politeness. The paint job came out great and our house looks brand new. The real measure of a company is how it happens problems. A couple of pieces of trim were painted the wrong color. When Mr. Lee called a day or so after the job was complete, we told him about the mistake and he had his crew back that afternoon to take care of it. We’ll highly recommend House Painting Inc. to friends when they need their home painted.

Exterior: high pressured water on the walls, scraping old paint, fixing damaged stucco, finishing and painting deck, replacing siding, the works, etc.

Where to begin! Our longtime tenants had recently moved out of my rental home in LA, and it was in dire need of repair before it could be rented again. I was looking at house painting listings and called James to do the work and he did not disappoint. After giving us a fair quote, he got his crew to start working on the inside, taking down old wallpaper, repairing holes in the drywall that the tenants had left, and fixing damaged plaster areas. They also got going on the old kitchen cabinets, which looked BRAND NEW after they were painted, and painted the walls with a color James suggested, which gave the whole house a new atmosphere. On the outside, they cleared away debris with the pressured water and worked diligently to fix damaged stucco and peeling paint. The company’s true to its word on good prep work, and much of the job was in getting the house ready before any painting was done. They also replaced a number of rotting shingles and wood siding. These and the walls were painted in the exact shade I wanted, and now the place looks better than ever!! I’m excited to be able to rent it at a far higher price and will definitely work with House Painting Inc. again in the future.

After discussing the work to be done and how it was to be done, he provided an estimate that ended up being the lowest of the two estimates I received from painting contractors. I was impressed with his commitment to customer service and to doing the job right. The fact that his company was rated highly by Angie’s listers didn’t hurt either. Once the rains stopped, a very hard-working two-man crew began the nearly five day job and left me with a house that looks wonderful. The prep work and painting they performed was outstanding in every way. You wouldn’t even recognize my house. The owner, James Lee, came out to the house for the estimate. He was early, which was great, and he took his time looking at the house in order to give a very thorough estimate. The cost came out lower than I expected, and significantly lower than other estimates I had received. He had pictures to show his work and answered all my questions. He made me feel comfortable choosing his company. After choosing his company it was easy to get them out to the house according to my schedule. The painters arrived exactly on time and were courteous and efficient. They worked at the house for 4 days, the paint matched perfectly to the previous colors, and my house looks BRAND NEW!!

Had exterior repainted from top to bottom, both stucco and wood siding. The house had not been painted in many years and needed basic patching as well as more thorough repairs (including removal of an air conditioning unit from an exterior stucco wall, patching the stucco, and repairing the interior wall from which it was removed).

We couldn’t be happier! From getting the estimate from James Lee, to working with his great crew, the process went very well. James is conscientious about sticking to the price he quotes. He was clearly unhappy to have to adjust the price upward for some extra work we asked for after the work started, but unnecessarily so. Though neither painter spoke English as a first language, communication was smooth. They were really attentive to details in a way we haven’t always experienced with contractors. Our only regret is that we had our interior painted 18 months ago by other painters with a far poorer experience.

Mr. Lee came and gave an estimate the day I called. I was not able to have the work done right away due to other repairs that came up unexpectedly, but as soon as I scheduled, a two man crew showed up and prepared for a couple of days and then painted. They worked quickly, followed the color plan precisely and cleaned up beautifully. Because the electricians had not finished and an oven was delivered and installed while the painters, Mr. Kim and Mr. Nam, were there painting, they had to navigate around two to six other workers in the same space for most of the days they were there. They were efficient and gracious and did excellent work, plastering and painting, despite the overcrowding. They had to move some of my stuff and took very good care of my things while doing so. The job was done quickly and well and they were very pleasant gentlemen to be around.

The company provides very professional house painting services. After requesting an estimate, Mr. James Lee arrived at my home the next day at the scheduled time. He presented his business card and we did a walk-through of the house and the rooms to be painted. A couple of days later the same paperwork arrived in hard copy in the mail. After securing a couple of other estimates–all very close to Mr. Lee’s– I scheduled the work to be done. As I needed to go out of town on one day, he was able to start the work, stop for one day, and then return the next. I appreciated that. The two painters arrived on time. They did thorough and complete prep work–moving furniture, placing tarps over our belongings, masking, taping, sanding, priming, etc. Mr. Kim, the lead painter, was very personable and professional. They worked with a steady deliberateness and completed the job in four days. The quality of the painting is excellent. They cleaned up and restored the furniture in the rooms as it was prior to the job. I was extremely pleased with the quality of their work and would recommend them to anyone looking for a professional interior painting service.

I had contacted House Painting Inc. for exterior painting for my house. James (owner) had came to provide an estimate. The exterior painting consisted of all front, sides and back of the house. They also did the interior for my house ( another review will be provided). This is only for the exterior painting.

I have learned to be somewhat skeptical when I see a Company with such great ratings. I called several painting co., and received a variety of quotes. I will be honest – housepaintinginc was not the cheapest, but they were also not most expensive. However, I felt most comfortable after talking to James (owner of hosuepaintinginc.). James is very delightful and I appreciated his candor. After much discussion with my wife, it was very evident that James was the person I most trusted for the exterior painting of my house. Very rarely, does someone exceed my expectations. James came and was very honest. He said that he might not be the cheapest, but he can guarantee that I would be satisfied. He exceeded my expectations. They did a great job. We originally wanted to paint our house one color, but James and his project manager (John) had provided their honest opinions. After discussing with my wife, we had agreed that they were right in the color choice scheme for our house. We ended up painting our house a light beige color with white trimming, and the finished producr was better than what we had expected. His people were always on time, professional, and easy to work with. Outside of a couple broken plant pots (which to their defense had to be covered due to the painting and were inadvertendly broken), I was very impressed with James Lee and Housepaintinginc. Too many times, people try to go the cheap route and find out that the work needs to be re-done. You will not have to worry about HousePaintingInc. They will do the best job the first time. Our house was built in 1924 it has all the original French windows and some French doors. The house has approximately 250 individual panes of glass. This is an incredible amount of prep. Which was done professionally, timely and cleanly.The stucco is a very heavy and has an unusual texture (it looks like marshmallow cream) Living in an old house requires a lot of maintenance and I don’t always have the best experiences with contractors. With House Painting, I could not be happier. They were courteous and professional. The best part is they, did a fantastic job. They sealed, patched and repaired everything. I didn’t have to watch over them like a hawk to make sure they were not skimping or cheating the process. I come from a family of painters so I know good prep and a good paint job when I see one. All the little extras they did for me were icing on the cake. They even put up flashing where my gutters were. (I had them taken down so I could paint) I will definitely use them again and I would recommend them to anyone. Thank you, James and Shin!

I called House Painting Inc for an estimate and Mr. James Lee arrived the very same day. After handing me his business card, we entered the bedroom area for the estimate. We had them begin the following week. Kim and another gentleman (whose name I regretfully did not get) arrived and quickly began working. I have to say that these two employees were the most polite, professional, and silent workers I have ever had in my home. I am 9 months pregnant and was able to take several much-needed naps while they were working without being worried or disturbed at all. It was honestly as if no one was even here. Whenever I ventured into the master bedroom to peek around, Kim would happily stop what he was doing to answer any questions and show me how things were coming along…he really is a very nice guy. As for the quality of the work, it was excellent. Our walls were very damaged and needed tons of cleaning, patching, and sanding. We also had some wallpaper removal done in the vanity area. I asked Kim to take the time to thoroughly TSP all of the glossy finishes so that the new coat would not peel (a problem we had with our previous painter), which he agreed to do for an additional $100.00. They patched and sanded everything to perfection, and even re-caulked our vanity countertop seams as they were dirty and cracking a bit–something they didn’t have to do. Going the extra mile with preparation is the key to a good paint job, and this was done very well. The paint went on just as flawlessly, and our new carpet was kept well protected throughout the entire process. After the job was finished, Mr. Lee contacted me to ensure I was satisfied and asked that I call him should I discover any problems or areas of concern. I doubt I will need to, as the quality of work is top notch. Thank you!

Mr. Lee came out for an estimate the morning I called. His crew was here to start the job two days later. Preparation was thorough and meticulous. They worked hard and fast for two days sanding, scraping and washing. I have never seen a better job of paint prep. The crew was courteous and thoughtful. They carefully took care of everything that needed to be protected. The entire job took five days. In the process they discovered areas of termite damage which required the services of a carpenter who they had to work around. Everything is now painted beautifully. I can’t imagine a better job.

Mr. Lee came out the day that I called to give me an estimate and started work the next week — working around recent rain. His crew came and prepared the house and garage for 2 days, sanding and priming and came back after it rained to finish the job. It took longer than it would have earlier in the year because of the rain, but I can’t imagine it going faster or more smoothly while being interrupted by rain. I am having other work done, replacing a leaky window, for example and adding security doors, so they will come back to do touch ups when all that is complete. Mr. Lee called to check on that work to schedule his workers as efficiently as possible. They even cleaned out the patio, saying that it would make their work look better when I thanked them for doing it. The house looks brand new.

Watch plants to make sure they are not damaged. Workers were polite and cleaned up afterwards. Went above and beyond by digging out a 2×4 ft. dead, overgrown planter box from side of house.

Due to the water damage, Mr Lee’s crew completed drywall repair in a bedroom closet as well as the guest bathroom. In addition, I had wallpaper that had been in the entryway and living room for 20+ years that needed removal and subsequently painted. Lastly, the water damage left stains on the ceiling, which were subsequently painted as well.

My townhome had experienced water damage earlier in March of this year. I contacted Mr. Lee, in addition to 3 other vendors to provide a quote. Mr. Lee was prompt in returning my call and I was extremely impressed with his estimate. The initial quote provided to me by Mr. Lee was subsequently reduced by a couple of hundred dollars on the final bid. Wow! How often does that happen even in this economy! House Painting Inc. was the complete package. The crew of two headed by Nam commenced the work the following week. They were prompt, professional and diligent workers. The prep was thorough and detail given to ensure that all the furniture was covered and edges taped. The wallpaper removal took only 2 days after which the walls were primed and painted to perfection. My ceilings were sprayed and the the drywall repair completed. The team completely removed the remnants of any mess. I was expecting the job to take 7 days. Work began on Tuesday morning and was done Friday of the same week. There is a patch of ceiling between the living room and loft that was overlooked. I am having new flooring installed and when I called Mr. Lee he ensured me that any touch up work would be completed after the floors are done. I highly recommend House Painting Inc. for all the qualities listed in the categories of price, quality, responsiveness, punctuality and professionalism. This is the best experience I’ve had with any sort of contractor. James, the owner, responded quickly to my call and came the same day to give me an estimate. We had both exterior painting and interior painting done and are equally happy with both. The crew for the outside was punctual, friendly and did excellent work. They also cleaned up and didn’t toss their mess into my flower beds which has happened with other contractors! The indoor crew was equally pleasant and professional. We had A LOT of trim and detail work done in our home and they were painstaking about covering things with plastic, putting paper down and, again, cleaning up after they had finished. The paint job itself looks fantastic and I would highly recommend them to anyone. I thought their price was extremely fair for the amount of work they did.

Painted entire exterior of house including siding, eaves and stucco. This included patching some small cracks in the stucco and puttying some cracks in exposed rafters. All windows are aluminum framed and thus were not painted. An iron fence was also sanded and painted. They also removed wallpaper and painted the walls, ceilings and cabinets in (1) small bathroom also.

James Lee was on site and provided a written estimate within hours on same day (a Saturday) as calling his answering service. I called him one more time before the job and one time during the job. These calls were returned extremely promptly also. I was very impressed with his responsiveness as you can tell. This means a lot to me. The foreman of the crew working on my home was Song. Song is a good communicator even though his English is not perfect. I never had any trouble understanding what he was talking about and neither did his workers. The whole crew was very punctual and very neat. I didn’t find one drop of paint where it didn’t belong. Window masking was well done. Every home owner appreciates this kind of attention to detail. They did some things I wasn’t expecting such as some light pruning of certain plants close to the stucco and removal/reinstallation of about 15 large patio screens and 2 patio doors. They also moved patio furniture out of the way. Their patching of stucco and wood cracks was very well done also. James and Song both said upfront that puttying a wood surface was not guaranteed and this is understandable since wood expands and contracts a lot. Where some stucco had been previously damaged by sloppy window installers the scratch coat was visible, Song and the crew did a very nice job of patching these areas. We had let the house go too long before repainting so there was quite a bit of wood sanding and priming to do on the ends of the rafters and all of was done to my satisfaction. We were allowed to select our preferred brand of paint. James clearly states upfront that some brands do cost extra. In our case we selected Dunn Edwards which has worked well in both interior and exterior applications and was not considered an extra cost paint. Since we did not change any colors, one coat of paint was satisfactory on the siding and eaves but James did assure me that if a second coat was needed he would do it. Where there was sanding and priming, he used a prime coat and a finish coat. The stucco was primed and finish coated as it had not been painted before. All siding was semi-gloss originally and was repainted the same. The top coat on the stucco is flat. The crew left me almost a gallon of each color for any future touchups. With regards to the interior work, they were extremely fast, thorough and neat. One wall in the bathroom had been substantially patched after a repipe job many years ago. The wallpaper had covered many sins on this wall. James’ crew (a different crew from the exterior workers) did a great job putting a new skim coat where necessary after removing the wallpaper. In short, we had a great experience with House Painting Inc and highly recommend them.

While Mr. Lee did not come back to the site while the work was being done, Mr. Choi and his crew arrived on time every day, did an excellent job of preparing the surfaces to be painted, protecting the landscaping and hardscape, and helping me choose colors. They were professional and courteous. The finished job looks fabulous, and I couldn’t be happier.

James had excellent references and gave us a very good price (some others were nearly twice as much), so we went with him. We were on a tight schedule, and he was willing to accommodate. He estimated it would take five days. The crew of two came out the next week and got started right away. They were definitely hard workers and were good at asking us questions and keeping us updated (although the crew leader did not speak English very well). Toward the end of the week, it became clear they weren’t going to finish on time, but they pulled in a couple of extra guys and worked all day Saturday to try to make it. They still didn’t quite and had to finish on Monday. Overall it was a nice job and made the house look a lot better, although we have had some issues with paint peeling from windows. They also blew a wire re-installing one of the light fixtures, but James paid us for that repair without an argument. Overall it was a good experience.

The exterior of my house and garage was painted including all trim and doors. Need major prep work. House is stucco with wooden windows and has not been painted in over ten years.

It could not have gone better. The job was schedule about two weeks in advance and the team arrived the first day at the time expected. My son was home for school during that week and said that the painters showed up early in the morning took a break during mid-day (it was extremely hot that week) and came back to finish the day at the house. Unexpected positives: sealed the windows with paper from the inside so that very little dust came into the house during the sanding stage; patched stucco on the back side of the house, painted the security door (truly needs to be replaced) and porch. Everything was tidy at the end of each day and the final clean up was spotless. I was given progress updates each day. Overall a very, very good experience. Will definitely hire them for the inside of the house.
