I recently had hard-wood floors installed in my townhome – in the downstairs living room, up six stairs and in the dining room. At the same time I had new baseboards put in. I hired James and his team to paint all of the baseboard plus the interior of the door to the garage, quite a bit of trim work and several interior walls I had faux painted quite awhile ago.

I will hire James and his team for all future painting projects! His team of two painters arrived exactly on time, carefully moved furniture, covered the furniture and covered the new hardwood floors to protect them. We discussed the paint colors for the baseboard, trim and the walls and the paint was purchased (included in the cost of the job). The painters did an amazing and fast job without dropping one bit of paint onto the floors. They were courteous, professional and timely. They put the furniture back exactly where it was before they started and left my home clean and beautiful. A great job! Thanks so much.

I called this company . I was able to set up a meeting for the initial estimate pretty quickly. The owner then got back to me with a quote in the next day, and the quote came in lower than the original estimate which was great. We went ahead with the job which the owner said would take about 7-10 days. From start to finish the job took about 8 or 9 days which was also great. The crew showed up every day around 8:30am and worked every day until about 5pm. They worked quickly and efficiently. They were polite and professional. They stuck around for an extra day to make sure I didn’t have any concerns. I pointed out a few touch ups and fixes that needed to be made and they completemed them without issue. When they left the project they did a great job of cleaning up after themselves.
I would recommend this company to anyone.

We are a condo community – total 10 units in two buildings. The estimated price was the second lowest out of 4 bidders. We did not choose the lowest bidder for one big reason – try cannot provide proof of workers comp (among others). James came with impressive long list of happy customers and photos and “Thank you for job well done” letters – also because the price, we almost like “no choice but House Painting” when we finalized our final decision. Shin the foreman was pleasant to work with. Shin helped out on the test paint process tremendously – the colors ended up great. They came on time at 8 am most days. Worked efficiently and promptly. Spent little time taking break and never talked loud – no interruption to our condo community in general, Shin was a good leader leading a good team. We had different color than previous paint so everything had to be double painted. The end results was very satisfied.

James gave me a bid in mid-March to paint the exterior of my house. As
it was a large job, we didn’t get the funds together to start the
project until late September. The price James quoted was 5500, all
materials and prep included. At first I was a bit skeptical as most of
the times painters will nickel and dime you, but his estimate was very
straight forward and all inclusive.
Organizing the start date and
dealing with the main office was a bit frustrating, as sometimes the
main number is answered by a call center/service and they simply take
messages. I had some issues with getting some of my questions answered
(as the bid to actual start date was so long – I needed reassurance of
the process as this is not something I went into detail with James
during teh initial bid).
Once we established a start date, Andrew
(the foreman) was right on time each morning. The prep work on my
house was quite extensive and they spent 3 days prepping and 3 days
painting. Everyday the house was cleaned up beautifully, like no one
had ever been there. The workers were incredibly friendly and worked really hard!
The quality of teh work is beautiful, my house looks new again.

The project began promptly on the agreed-to date. His work crew arrived promptly each
day, Each day the foreman, Danny, explained what work the crew would be completing
that day. The crew worked efficiently each day.
The work crew paid careful attention to details, and alerted me about certain stucco-related
items and how they were going to handle those items.
Stucco repairing and stucco re-texturing of certain areas of the building was a significant
part of the job. The re-texturing results were excellent, i.e., blending well with the original
stucco texture of the building.
Application of the primer coat, and 2 finish coats of paint went smoothly. Danny was
helpful in the paint color selection process.
The crew did a good job of cleaning up at the conclusion of the work.

Prep a very badly peeling laundry room, base coat, two coats of paint walls and trim. Had to remove door to remove washer and dryer and did so with great care.

I am having a new washer/dryer installed in four days. When I pulled out the old w/d to clean under them I thought it would be nice to paint before the new ones came in. I noticed the the whole laundry room had started to have small patches that were starting to peel. When I started to pull at these areas the paint started to come off in sheets due to the last contractors that didn’t prep and prime three years ago. I quickly realized that this would be too big a job for my son and I to take on in the short amount of time we had.
I remembered the great experience we had in 2010 with House Painting Inc, when they painted our badly damaged outside trim, and called them. Mr. James Lee came out at the set time and gave me an estimate and I was pleased that he would be able to do the job the next day (today). He said his three workers would be here at 8:30am. They were on site early and started work at exactly 8:30am. They worked very hard all day…no sitting around watching the paint dry. Completed work and cleaned up the site at almost 5pm.
The gentlemen were just that, polite and answered questions I had. I believe they are miracle workers because the room looks better than it has in ages.
I would never hesitate to use Mr James Lee’s company House Painting Inc….they are all wonderful. I contracted House Painting Inc to paint the exterior of my two-story stucco home. The job included the house, garage, doors, windows, shutters, and patio. Mr. Lee’s evaluation was very thorough, and he provided photos of his work, a long list of references, and all of his license and insurance information up-front. His price was very fair, and he was able to get to the job in just a week or so.

Mr. Lee’s crew consisted of two men: lead painter Abraham and his assistant Vicente. They were very prompt, very professional, and were both very knowledgeable about their trade. Their prep work was very thorough, they worked hard all day (often past 5 pm), and even put in a full-day on a Saturday, which really surprised me. As with any home project, there were some minor problems that arose, and Abraham was most attentive in addressing them: he even re-did some windows for me because they were starting to stick.
The finished job met or exceeded all of my expectations, and their final clean-up was very thorough. I will be looking to hire them again for some interior work next-year, and I highly recommend them to anyone.

The scope of work was painting the exterior fascia and white trim of the house and garage. Initial work consisted of covering plants and ground areas for protection and masking non painted surfaces. Major work entailed : the scraping and sanding and removal of old paint and paint surfaces; filling or bonding surfaces; priming, and final coats of paint on all surfaces.

Team of three very efficient painters covered and masked all non-essential areas, including complete coverage of pool area. They removed patio furniture and potted plants so that they had access to the work surfaces. The painters then proceeded to prepare all surfaces starting with back of house and proceeding to sides and front. Priming surfaces came next in the same sequence. Final coat and detailing proceeded after priming had dried and in the same sequence as before. After final examination of work, all masking and covers were removed. Painted entire interior of 1,076 square foot, 2-bedroom, 2-bathroom condo unit in a 307-unit condo high rise in downtown Los Angeles. Painting job included all ceilings, walls, trim, baseboardx, doors, and closets. The quote was based on an empty unit; however, the unit was not completely empty on the scheduled start date. The painting was completed in 3 days.

I sent 2 email requests for house painting and House Painting Inc. responded first and the owner quickly made an appointment to assess the scope of work. Since his quote was very reasonable and previous reviews and references were outstanding I contracted for services immediately. The owner was extremely obliging in submitting to condo management, a copy of license and customized certificate of insurance and reading and signing a contractor’s agreement. The Agreement required that they use fans to blow fumes out the windows. Two painters arrived on time and quickly went to work. Even though the carpet was to be replaced, they took care to mask the carpet and all surfaces not to be painted. They cut the carpet two-inches from the wall so they could completely paint the baseboards. They had to work around a mound of stuff in the center of each of the rooms and did not charge me extra for the inconvenience. It appears that they removed all electrical cords and wallplates (which were extremely dirty), and cleaned and replaced them. They even moved the refrigerator, washer and dryer to ensure all surfaces were expertly painted. The workmanship was so outstanding the painted surfaces looked as good as it did when I purchased the unit new 6 years ago. I would definitely hire House Painting Inc. again for their outstanding workmanship and attention to detail

We have a two story stucco house with wooden trim and a detached three car garage. House Painting Inc. primed and repainted all of the wooden trim, including the trim around all exterior windows, eaves, and fascia boards both on the house and the detached garage. They also primed and painted the entire house and garage’s stucco walls.

We met James, the owner only once – on the site walk and he provided the best quote we received. We had originally planned only to paint the wood trim which would require stripping the existing pealing paint, sanding things down, painting with primer, and then a top coat, but James gave us an offer we could not refuse – to also paint the entire house (and garage)’ s exterior stucco walls for only $1000 more. He promised that we would make us happy customers and he made good on his promise.
Jame’s friendly and English speaking crew arrived promptly on the day scheduled and was extremely detailed and thorough in the prepping process. It took over two and a half days of prep work – detailed paint stripping, covering plants with drop cloth, using copious amounts of painter’s tape to isolate windows and hardware that needed to be protected from paint – before they even started any painting. This is the sort of attention of detail that is the mark of true workmanship and professionalism. In the process of the prep work, they discovered a live termite infestation in one corner of our porch roof, which we ultimately called a termite company out to fix, but they were able to work around it. The actual painting seemed to take less time than the prep work, but the results were impressive. They were able to patch some cracks in the stucco and basically gave the entire house a fresh new look. They went over and above the call of duty and even repainted a metal security screen door to match the trim of the house (so the rusting paint on the screen door would not detract from the brand new paint of the trim of the house), and they also painted a few interior window panes as a favor. At every step of the way, we felt they thoroughly professional, courteous, and took pride in the appearance of their work. They cleaned up everything very well before they left, and we are extremely pleased with the whole job.
While we did not see James again after the first job walk, we have no hesitation in giving our highest recommendation of House Painting Inc. to anyone who is looking to get the exterior of their house painted. It was a bonus for us that House Painting Inc. was a local business based in the neighborhood in which we live.

We needed a rental condo in North Hills painted – just the interior (no ceilings). There was minor damage to the drywall and a couple large spots that needed to be patched and textured. The last paint job was done 8 years ago by a handyman and was terrible. It desperately needed a new paint job.

James was professional and courteous. He took the time to look at everything and talk about what work should be done. After our meeting the painters arrived the very next morning to start the work. I wanted a color matching the original color, but we didn’t know what it was. I picked out a color with the painter and he immediately showed me that it was the wrong color and insisted on a different choice. Boy was he right! The color he picked out was a much better match to the ceiling and existing colors used before. The work was very professional – everything was taped and masked correctly. The painters took 4 days to complete the job. I had to meet them every morning because of the alarm system and they were punctual and showed up exactly on time every morning. The paint job looks great. All the texturing and patches look fantastic, much better than I expected. We had damaged to 2 doors and I was convinced we would have to replace them, and damage to a kitchen drawer. The painter was able to patch and texture the doors and repair the kitchen drawer thus saving us money. My wife came through to see the completed product at the end and she is very happy (she’s the boss!). I will definitely use them again in the future. Overall it was an excellent product, the workers were professional and punctual and the price was affordable.

We recently bought a house in an old neighborhood. While the house had been updated in the past, it was showing its age, so we hired a few contractors to address some of the issues we had. Of the contractors we hired (admittedly a stressful process if you are not going through a general contractor), James and his company were by far the best and most professional contractor to deal with. We had holes and cracks in the walls that needed patching up (including 3 big holes left by another contractor) – not a problem! We want to use different colors, textures, and types of paint in each room – not a problem! We need the project finished within a week … you get the idea. The painters even went above and beyond their assignment to replace a few lightbulbs and a door latch that were broken during another contractor’s work. In the end, the entire interior of the house - even the closets – looked practically new, and more beautiful than when we first saw the house. Every inch of the house was prepped and painted with painstaking detail. Originally, we questioned why we would pay so much to have our house painted, but now, are glad we did and went with James. Our house looks spectacular and we cannot wait to move in.

Not much more I can say about James Lee and his gang at House Painting Inc. They were awesome!!

Moved into our new place at the start of March and we had the whole house redecorated. I wasn’t too sure who to go with, but then I found James Lee from House Painting Inc and he was awesome!! Super fast to reply and very professional.
He gave me a fantastic quote and I didn’t even go with anyone else. He said what he was going to do and did everything to perfection. The guys worked super hard all day every day for a week and made a faultless job.
We’ve had nothing but rave reviews on how well our new place looks and all of them have asked who did it and how much, to which they all want to get theirs done now. Hopefully they call James. Him and his team were amazing.

They repainted the whole exterior of the house except the underside (the house is on a hill). It included the interior of the carport, fascia, wooden fence in the front, stucco walls, and 9 stilts that were badly peeling.

We purchased the house a year and a half ago and were told by the neighbors that the previous owners had just repainted before we moved in. That seemed ridiculous because all of the stilts were peeling, pieces of stucco were chipping off and it looked like there were patches of the wall that had just been touched up. We live on a hill so it was quite a challenge to get to the back side of the house. James came out to the site and gave us an estimate of how much it would cost if they used ladders to reach the higher parts. The crew arrived between 8:00 to 8:30 am and worked til 5pm every day. The job took the whole week. Every morning David, the painter onsite, would go through what they were doing for the day and checked to make sure it was clear what parts they were to paint. The underside of our house is bare wood so we had to go through and determine beam by beam what they were going to paint. It was actually really hard to make up our minds and he was working with us to determine what would look the best. They were extremely courteous prepping the house and patching every single last part of chipped stucco and water damaged wood slats. The house looks absolutely beautiful and we would highly recommend them to anyone!

House Painting did a great job on our home, beginning with the initial visit and quote where James Lee thoroughly went around the house with us and discussed what we would like done. James then provided a huge stack of letters from satisfied customers and an enormous list of previous jobs with contact info for references, plus his license info, worker’s comp, etc. We didn’t even have to ask, he provided all of this for us.
I contacted some of the references and all were very happy with the work. James’ team worked with us and our schedule and were happy to start later in the morning (due to our work schedules) and always arrived promptly. At one point we changed our minds on the color of a small fence after they had painted it, and they repainted it immediately with no issue. They took their time to do the job right, rather than rushing and filling up every day. They were very professional, and did a fantastic job, we are so happy with how our house looks.
Their quote was higher than others, however not unreasonably so (obviously, since we hired them). Ultimately we were convinced that it was worth spending a bit more to get a great paint job, and I am very happy in that decision. I will use them again for future projects.

I would highly recommend Angie’s List contractor House Painting. The owner James was able to come to my home for an estimate one day after calling.
He was polite and covered some of the work that would be performed on the house. I would highly recommend to any home owner looking to re-paint their home, to do your own research on the work involved prior to having any painting contractor show up. Some provide more information than others and James was in the middle in this regard. The preparation is the biggest part of the work to be performed and will make up the bulk of your pricing. James’s pricing was the best and was more than fair for the amount of work his employees performed.
There were two painters who were assigned to paint my one story ranch style house. The lead painter Abraham was very polite, patient and professional. He performed a walk through with me prior to starting the job and set the right expectations on what would be performed. He was also very helpful in color selection and picked up all of the samples from Dunn Edwards. Abraham and his assistant went above and beyond in regards to the repairs that were made to my stucco and repairs to wood that we had not discussed. It’s refreshing when a contractor takes pride in their work and takes that extra step to fix something without being asked to do so.
Abraham and his assistant were also very quiet. There was not a radio blaring or yelling back and forth or foul language of any sort being used. At the end if each day all of their tools and supplies were neatly stacked and set to the side. They also covered my patio furniture with plastic as they had to move it and rain was expected. Again this is another example of being a class act.
A final walk through was performed in order to ensure customer satisfaction.

I called House Painting Inc ..The exterior of our single family rental house was texture coated years ago and the coating was literally falling off the walls. I did not know where to start so I called Mr. James Lee at House Painting Inc because he was local and had great reviews.

Mr. Lee came out the same day I called even though it was raining. He took one look a the house and recommended we sandblast first then re-stucco. Since the color is added to the stucco there is no need for his services. He was very nice and extremely helpful. We had the house sandblasted which revealed many cracks in the exterior walls. Since House Painting Inc’s website advertised “stucco repair” I called Mr. Lee again. Again, he came out the same day and again it was raining. He told me that the surface was too uneven and if his company painted it it would not look good. He again recommended re-stucco and gave me a referral. With each visit Mr. Lee showed a great deal of concern about my satisfaction with the end result over his own company making a sale. His advice was very helpful getting us moving in the right direction.led many cracks in the exterior walls.

The entire interior of my condominium was painted, including ceilings and closets. I have higher ceilings in my living room and guest bedroom and 15-foot ceilings in my master bedroom. Furthermore, the layout and number of fixtures in the condo provided some challenges as well. Finally, I note that the estimate matched the final bill, which was about 10% lower than the estimate of a reputable competitor.

House Painting did a phenomenal job and I could not be more happy with the finished result, which was literally perfect. The painters meticulously removed all the fixtures and covered all the floors and carpets. Not so much as a drop of paint was out of place and everything looked amazing. The condo was literally transformed.

The painters were also extremely efficient and friendly, and completed the project sooner than expected. They were also very patient in letting me try different color samples until I was happy with the ones that I had selected. Everyone was professional and easy to work with from start to finish.

I would not hesitate to recommend this company to friends and co-workers, and if I ever need painters in the future, I will call them. They are excellent!

Trenches dug along walls to paint stucco walls. Prep work included taping, plastic, drop cloths placed to protect from splattering or dripping. Paint coat brushed, rolled and spray painted.

That being said, everything went scheduled and better than expected. James really knows his business. We had to get some fascia work done before they could paint, as we had damaged wood. Once that was replaced, the crew showed up on time at 8:30 every day, and worked up until about 5:30. Overall, it took 5 days, as James had told us.

They really did an excellent job, and went above and beyond expectations. They even sanded off of some bricks that had been painted years ago, and replacing a some pieces of wood that surrounded an old wall air conditioning unit. I was really impressed with the patchwork, as there were many cracks around the house.

We bought this house a couple of years ago, and it looks better than ever thanks to the work they did. Great work, and we highly recommend House Painting Inc.

James’ crew painted the exterior of our home (one level, stucco and brick home and a two car garage) as well as a hallway in the interior. Our house had not been painted in more than twelve years and the trim needed quite a bit of TLC. We also had a few areas of the stucco that needed patching for cracks and peeling. They removed our gutters, sanded, power washed and painted the entire exterior.

The interior painting job required just a change of paint color for the walls and some patching on the ceiling. No trim work was needed.

We were very pleased with the work that James’ crew completed. When i initially called James he came over the very next day to provide an estimate. I had a detalied list of the work that I required and was pleased that James already had all of his paperwork with him as well (proof of insurance, workman’s comp, references). He walked the property with me and provided a written estimate on the spot. He then also emailed and “snail mailed” me a formal, typed copy of the estimate. I initally wanted to paint a cinder block wall that surrounds the perimeter of the house, but he advised against it (due to peeling and maintenance), even though that would have meant additional income for him. After interviewing several companies, I called James and told him we’d like to move forward. He said they’d be there the next day! The team arrived promptly and went to work. They were very professional, quiet and clean. They covered all areas, including our pool, with plastic/paper to prevent mess from sanding/scraping and painting. Any mess that was made was quickly cleaned up and the work area was always left neat and tidy at the end of the day. They even put up with our 7 month old puppy ripping/chewing up the paper and plastic surrounding our back door. I already had two color options picked out for the stucco and they helped me match a paint color for the trim to the color of some existing “aluminum clad” windows. The job was completed with about seven days and we were very pleased with the overall job. We had one issue on our garage where the paint appeared to have “run”. I called James to let him know about it and his crew was there the next morning to fix it (said it was caused by the sprayer used to apply the paint). Not only did they fix that area, but they also went around the entire house looking for spots that were missed and fixing anything they saw they had missed. Most of the half gallon of stucco paint was used up following the repair so the foreman told me he’d be back on Tuesday with a new can of paint (so we’d have the match for any future patching jobs that are required). Great inital work and great customer service.

We recently moved to a home in Long Beach that has an incredible amount of deferred maintenance. Based on the Angie’s list review I called Mr. Lee and he was out within hours to inspect our property and give us an estimate.

Although the estimate was extremely fair, it was, sadly, not in our budget.

A few weeks later as my husband and I prepared to paint our former residence for rental, a 1650 sq ft. 3 bd/3ba townhouse in Westminster, I wondered how much it would cost to have it painted. Again we called Mr. Lee and again he was out within 24 hours to provide an estimate.

Like all of the previous reviewers stated, he was prompt, professional, and provided detailed information about his services and qualifications with pictures, letters, and a list of testimonials.

The price he quoted was fair for the townhouse and we set up a date to begin work.

The two workers who came in were meticulous. At one point I felt like I was in a surgically-appropriate environment. They taped plastic sheeting over the carpets and tile, removed every blessed light switch, door handle, outlet cover, vent cover, carbon dioxide/ smoke alarm, etc. They helped me pick colors that are the most trendy and appropriate for a potential renter and got right to work.

By right to work I mean that they cleaned the walls with TSP, sanded, and painted. They did it with such precision, that I had no doubt I made the right decision. My husband and I never could have painted the place that well, and they worked tirelessly for 5 days to complete the work.

Some areas that I thought were un-repairable were painted with incredible precision. For example we have a lovely (sarcasm) 70s wrought-iron banister on the stairs (with two turns). Over the years my kids had scratched parts of the paint revealing the lovely (sarcasm) patina of the metal. By the time the House Painting team was done, it looked like it had been restored by an antiques expert. I actually like it now!

They spray-painted the ceilings, but no spray paint drops were left on the light fixtures or anywhere. Small cracks and holes were filled in, a damaged cabinet door was repaired to “like new” condition.

They used rollers on the walls.

They went beyond expectations- even removing some 70s contact paper from several cabinet shelves “to make it look better.” :-)

I have to remark on one more thing: they replaced every single thing they had removed. Honestly, this is such tedious work that mistakes easily could have been made, but they were not!

Periodically during the service we had a little communication difficulty, but both of the painters patiently restated whatever the confusing statement was until I understood. They did not smoke or use profanity (as far as I know!), they were prompt, worked consistently and diligently, respectful, and skilled.

I wish I had done this when I lived in the townhouse. The place went from being “okay” to showing like a model home.

I am very pleased with the work and I am saving pennies so that some day I can have my new home painted as it does not look as good as my rental property. In fact, when I see the rental property the first thing I think is “Why did I move? This place is gorgeous!”

The crew showed up on time every day. They laid out plastic protective covering all around the house and protective plastic for the shrubs and plants near the house. They did a fantastic prep job. They paid attention to all aspects including sanding, scraping,
priming, etc. Every step of the way, the supervisor checked with me to make sure that they met or beat expectations.
The supervisor went over colors with us and when we approved the colors they started the painting work. We were informed as to which paint types would work out best for us and the results more than acceded expectations.
When the job was done, they cleaned everything up and had us ok the final product. It was the best paint job we have ever had and the best part of the entire experience was that there were literally no problems encountered during the entire project.

Since our place is a fixer upper I have been dealing with lots of different types of contractors. I would say 90% of them seem to have no incentive to really please their customers because they know they can just go to some other home or some bigger better project. So I was very shocked with the professionalism I experienced with House Painting Inc. Everyday they arrived at 8 am and began work right away. They always stayed late and worked extremely hard. They prepped and sanded like I couldn’t believe! Song always wanted to make sure we were happy and I could tell that he genuinely cared about how the job was going. An example of his hard work was when we lagged on our color choice for our door. We finally figured it out weeks after they had finished painting the house. Song came and sanded the door for hours and then painted several coats on that single door! It was on a weekend so I could see and hear him working extremely hard all day long. Description Of Work:

They repainted the interior of our new home. The home is 2600 square feet with some very high walls and odd angles. They allowed us to pick the brand of paint and colors from anywhere we wanted. They also did some minor drywall patching where a built in desk was removed.

They did an excellent job and finished on schedule in 3 days. Half way through, we didn’t like the color we picked out for one of the rooms. They were very accomodating and re-painted the room a different color. Everything was cleaned up thoroughly as well. Excellent job.

These guys are the most competent and reliable contractors we have ever worked with. James Lee came out and gave us an estimate before the holidays, and then I contacted him at my own convenience in January and said yes, we’d like to use them. He sent a team to our house the very next morning, and our house was painted during five full work days (three for extensive prep and two for painting), despite two heavy rain days when they couldn’t come. My husband and I are so impressed. The painters were on time or five minutes early every day, were absolutely professional, and did a very detailed, beautiful job. They let us know what was going on and let us know when they couldn’t come (because of the rain), they were clean and quiet, and they were really just fantastic. We cannot say enough nice things about them and the experience. We wish they were general contractors and did everything! Our house looks beautiful! I can’t believe how pretty they made it. We were extremely happy with this company from start to finish. The owner, James Lee, returned or call immediately and came as scheduled for an estimate the next day. We were impressed with his responses to our concerns about our stucco and some water proofing issues issues.He was extremely knowledgeable, friendly, and professional, and provided a long list of positive references. The estimate seemed fair compared to others we received, and we immediately decided to go ahead. James was extremely responsive about the need to protect our new, unfinished, front door, and sent a crew to prime it immediately . Although we were not scheduled for the rest for another week, James kept the same painters at our house and completed the work within a week. We were extremely happy with the 2 person crew. Song and his assistant were meticulous, friendly, came on time each day, helpful in terms of colors, and identified and fixed areas we didn’t identify. As a result, the house looks great, and we feel confident that it is now in good codition as well. We have contacted James twice about very minor touch up issues, and both times have had immediate responses and the issues were quickly and professionally taken care of. Based on my experience I highly recommend this company!

Mr. James Lee came and gave his quote on the spot. He showed his license, insurance etc and letters of recommendation from a variety of customers, including some in the neighborhood. He was punctual, courteous and efficient. His quote was not the lowest, but he was willing to paint the whole house, which some other companies were hesitant to do, probably because of the possible need for scaffolding in some areas. The crew that came aimed to please and did many extra things for that to be the case. For example, the company hired and paid for the cost of scaffolding after the first unexpectedly windy day and did not pass that $500 extra cost on to us. Also our hardwood IPE deck did not look quite right to me after they had washed and sealed it, so they took off the sealer, power washed the deck again and sealed it again so that I would be satisfied. They also painted the stucco wall on the back of the home, which some other companies had proposed excluding.

All he work that House Painting Inc did was well done and the crew were cordial and proessional throughout. They obviously wanted to do good work and have us be satisfied. We are. We had a AAAA result. We think they are the best of the best and highly recommend them. They even came extra early two days so my husband could see the results of their work and talk with them before he had to go to work. They were flexible, punctual, skilled and always courteous. We are very happy with the results. Our house looks so much better than it did before. Thank you!

Thank you for a great job! We have an older home that needed the whole interior painted. The crew did extensive patching and repair of previous patching. all walls were 100% prepped and primed before any paint was applied. Old wallpaper was removed. All fixtures were removed and even our registers were painted over. The overall job took a few days longer than expected, but considering how much time they spent prepping the walls, doors and ceilings, we had no problem with them taking their time. It was a case of having it done right the first time, in a professional manner. We look forward to having them paint to outside of our house as well.

His company called several times to make sure that I had the estimate and to inquire if/when I would be ready to start the job. I e-mailed him with questions, and he immediately called me back to respond to my questions. A date was arranged to start the job and they showed up at the EXACT time that they said they would….. and every day after they arrived from 8:30 am to 5:00 pm. They were meticulous in cleaning up after themselves every day. They payed great attention to detail in the preparation for painting and the paint job itself. It was a very pleasant experience to deal with such a professional group of folks. Their work ethic and pride in their work was amazing. I called House Painting, Inc. on a Monday morning and James came out to give an estimate about 2 hours later. He was very responsive to my questions. We had a couple of questions the next day and they were promptly answered. Work started on Wednesday morning (two days after making the initial call). The workers arrived on time every day. Given that they started midweek, they even came on a Saturday. The only delay was due to rain but as soon as the weather cleared, they were back at our house and finished everything exactly as quoted and expected. They even handled replacing the attic vent covers. These were not in the original quote. We asked if they could do it and they gave us a very reasonable price. This work was completed in the same professional manner as the rest of the job. Everything was picked up every day and we felt very comfortable having the workers around our house.

James Lee (the owner) called back within a few hours after leaving my message. He arrived within a day or two exactly on time to give estimate. After a careful look at my dreadful peeling wall (stucco “paint” had been applied at some point and several areas were now peeling off the original concrete wall) he showed me his portfolio of work which was AMAZING. He also gave me a printout of hundreds of references with addresses of his recent jobs…VERY impressive. He then took time to explain his estimate and exactly what needed to be done. Abraham and his helper arrived a few days later and proceeded to cover the parking lot and sidewalks around the building (a retail operation which was open for business) with plastic so the scraped paint wouldn’t get into the asphalt and gardens. After scraping and sanding the wall they removed the plastic tarps filled with debris and power washed the entire area to be painted. I was amazed at their fastidious preparation! Minor repairs were done…Abraham resurfaced parts of the wall with a stucco material to match the areas of the wall that had not peeled and several large “chips” of concrete were also repaired. The wall was then primed and painted and it looks like new! The workers were extremely neat and cleaned up completely every day. There was no interference with the busy retail operation and they were so quiet my customers and I forgot they were there! I have been in business for 37 years and James Lee (House Painting Inc.) is one of the best contractors I have ever hired!!

Prepared and painted the complete exterior of our 1200 sq. ft. house including attached pergola and new garage door.

After securing several estimates we decided to go with House Painting, Inc. because we felt that James the owner was the most professional of all. He listened to our needs, gave a thorough presentation of past work with an emphasis on prepping the house before the first drop of paint. He showed us lots of pictures, gave addresses of work done, presented all the paperwork of insurance, etc. He gave us follow up calls while we gathered other estimates to see if he could address any other concerns and even adjusted his quote to match a competing estimate. We felt all along that he was the one who really knew what he was doing and had extensive prior work addresses to back it up.

James’ crew of father and 2 sons showed up as scheduled and jumped right in on the prep work. They even patched a large hole in the stucco under our water heater cabinet that wasn’t visible unless you were on your hands and knees. I hadn’t even told them about it but was relieved to find they did it because it was a place that spiders liked to nest. They gave care in priming our metal garage door with the proper prime and sanding and repairing caulking on windows and sliding glass doors that needed it. They also took great care in removing and reattaching a large clinging rose bush on our house front…not a broken stem in the process.

What most impressed us was they painted four color samples of our choosing on the house for us to decide. We had a little panic of ugh…not the right colors…too pastel! With a call to James, he met us the next morning at a neighbor’s house that we liked the color. He helped us match it and ironically had his crew bring a sample of the exact color anticipating what we were aiming for. James and his crew were so patient with all our needs throughout the entire job (including painting on several samples of trim colors as well).

Father and sons did an amazing job. They were always so polite and patient even treated our dog as their own. We felt they were a family that took pride in their work and not just some workers who don’t really care. They never left any kind of mess or debris when leaving for the day.

The finished paint looked fantastic, the colors all in harmony and the trim work was incredibly precise. On the last day they had us walk the entire house to make sure there were not any spots or details we weren’t happy with. We found none. After the guys left James called us within the hour to also make sure we were completely happy with the work done.

The bottom line is we would highly recommend House Painting Inc. and will definitely use them for the interior when we get to that. Beyond the fact that they were so professional, knew exactly what they were doing start to finish, used high quality paint…is that from the first meeting with James to the last phone call, he and his crew repeatedly wanted to make sure we were “happy”…and we were!

To top it off, we weren’t able to get our new gutters up in time for them to paint while they were there and James said not to worry he’ll send his crew back in a couple of weeks to paint them to match house color. Who gives that kind of service anymore?!

We used this company once before and there was no doubt we would use them for this project. The building had not been painted in years so it was in need of some sprucing up. James came out and as he always does listens to what we want done, takes notes, and then the work begins. Joe came out with the crew and stayed with them until the last brush stroke. The building looks great. It took some time because the work of intricate, but Joe stayed there with the guys and got the job done.

I have plans already to begin a new project with James. What I like is that he comes out personally and looks at the job. You get a chance to discuss exactly what you want. House Painting did a fabulous job,as my house had not been painted for many years and had a lot of problems. They dealt with each one and they were great. Johhnie and his crew are true professionals and went out of their way to address each concern I had. The little details that most painters ignore, they did not. They performed little repairs that were not included, to make the finished job look great. My neighbors complimented the entire work. The price was great considering what they were up against. They cleaned up each and every day. My exterior and entire house looks great.

I will use them again when I paint the interior. I will recommend them to anyone who asks.
$3,800 may seem like a lot, but it was a great deal. I had obtained other estimates and they were much higher as they said I needed “this and that”, in order to bring up the price. The estimator showed me their BBB ratings, Contractors license, pictures of “before and after” work, etc. Original price was $3400 but I asked for an estimate to paint another exterior section, I was quoted $300. I countered with $400 as I thought $300 was too low given the quality of the work they were doing. I received a very professional job. I will use them again.

It went so much better than I had anticipated as my house needed a lot of work, not just painting. They were always on time, clean, stayed out of everyones way. I cannot say enough about them. They are the BEST PAINTERS I have ever used in the last 35 years.

Amazing!! I have never had a painter whose prepreparation was so extensive. They covered all the areas around the house, covered the plants, moved the mailbox so it was accessible for the mailman, pressure washed, sanded, and caulked. They covered the car in my neighbors driveway. It took two to three days just to prep the house for painting. They painted samples of the paint to make sure of the colors I wanted. When they were finished, they washed down and swept the areas around the house. The painters were on time, worked hard all day long and were so pleasant.

I highly recommend them and will definitely use them again.

Prepping and painting 1300 sq ft exterior plus detached garage
From my first meeting with James Lee, I could tell he was a good businessman. Mind you anyone can roll up with impressive dossier that not only provides great examples but also comes with letters of recommendations- it happens all the time with job applicants, right? The problem is finding out otherwise after the hire has occurred. From the first day on the job, the crew showed up on time and were very very considerate (my father was just diagnosed with CA and preparing to undergo chemo at that time) and everyday thereafter, punctual and did the job as expected. They took many days prepping the house (it was born in 1937) and was in dire need of blasting sanding and the prep prior to painting. Once the painting started, it went very quickly, maybe two days tops and I have received so many compliments on the home and have referred this company on to many people. I am planning to use them again on my rental before the end of the year.

Of worthy mention, I went to work on the second day of the job and left my father at home with my animals. My small pug/chihuahua/terrier mix ran out the door when my father answered (they had to remove the screen door) and took off. If it wasn’t for James lead guy, who ran two blocks after her and saw where she got up the freeway embankment to the 210 between Lincoln and Arroyo, she would not be with us today. He literally saved her life, tried to calm down my hysterics and determined where she could be on the freeway based upon her entry point. She was right in the vicinity he indicated. Thank you so much, I mean that from the bottom of my heart.

I hired House Painting to paint the inside and outside of a rental house. They are extremely thorough and detail-oriented. They are the first painting company I have used in years who removed all the switch plates and face plates before they painted, and covered all the switches and sockets with tape to avoid getting paint on them. In addition, they did some small repairs that needed to be done before the house was really ready to be painted (replaced broken window pane, cleaned gutter, replaced some wallboard), removed wallpaper in a small bathroom, stored window screens to be brushed and reinstalled after painting. They started a couple of days after I hired them, showed up on time, did meticulous prep, tracked down hard-to-find style of wooden shingles, gave good advice on outside color choices, and cleaned up after themselves. I am now using them to paint another rental house and will use them on my own home when the time comes.

I have painted four houses in the past 10 years (some of them more than once) and House Painting is my painter from now on.

My elderly parents asked me to help them find a house painter. It’s a large and somewhat difficult house to paint. Two story, English tudor with crossbeams and gables. I started to “google” some painters in the area, then lined them up for appointments. After reading a bunch of reviews, I settled on Painters Inc of LaCrescenta for an estimate. I had seen their signs in my parents area but being able to confirm a contractors history and customer satisfaction really put me and my parents at ease. James Lee (the owner) met me for the estimate. He was patient and extremely knowledgeable. We agreed on a price that was fair given the extent of the work to be done. We were assigned a crew leader (Andrew) and his crew. The prep work took four full days. In all the years of having this house painted I’ve never seen a crew prep the surface this well. Lots of sanding, even some repair work on some stucco, wood and metal gutters. The crew always cleaned up at the end of the day. As a bonus they threw in the painting of two iron gates. We look forward to using them in the near future for some interior work in the fall.

We had the exterior of our house painted, including significant prep to sand, bondo and prime before painting.

James Lee from House Painting, Inc. responded quickly to my inquiry stopped by the house and gave me an estimate that same day. We were still selecting colors so didn’t actually start the work for about another week. We have a shake-shingle sided house that needed a lot of prep: sanding, bondo, etc. The crew prepped the house for three full days and painted two full coats on the house the following three days. We had a light-yellow house that we were painting dark craftsman-style colors over and this required very careful and thorough painting to cover well. The crew arrived on time every morning, worked all day and cleaned up every night. They were open to my watching over their shoulders, asking questions and making minor requests. I will call House Painting, Inc. again in the future — when I’m ready to paint the interior!

We called Jae and he came out to give us quotes for exterior and interior. He has several 3 ring binders with reference letters-I can see why!

I did not even get competing bids, since I knew the ones given me were spot on-and you cannot beat the job they do!

His crew came to prep and strip all of the wallpaper off before the plaster contractor came out to work on the house. Once the plaster job was finished they came and painted the exterior and did a beautiful job. They gave us some test colors on the exterior and we ended up matching the colors for seamless rain gutters that were installed. Plus, they painted the exterior brickwork on the front facade and looks fabulous.

Later we had them finish the interior and they did beautiful work. We had to coordinate with them during our cabinet restoration for the master bath and kitchen. They also painted the new interior doors that we had installed. Looks first rate.

The crew is very thorough and professional and we have got lots of compliments on the house. They were punctual and Jae was always responsive to requests or calls.

Mr. Lee and his crew at House Painting, Inc. were a real pleasure to work with, and I would use them again without hesitation. While I was in escrow, I got a recommendation for another painter and thought I was good to go. However, they were difficult to reach and unresponsive, and then after running them down they told me they might not be able to get the job done before my move-in date. With two weeks to go, I joined Angie’s list and found Mr. Lee. He came right over, give me an estimate and lots of helpful information. He assured me he could get the job done on time. And he did!The crew was here for a week, because the prior owner had neglected the roof and there were numerous poorly patched areas on the walls as a result. The roof was replaced, and the painting crew rolled in! They kept the house spotless. They tackled all the tricky patch work and got the walls back into good shape, and got everything painted. They checked in with me constantly to make sure that painting was proceeding as I wanted, and they made minor adjustments along the way without complaint. Overall, a very helpful, pleasant and professional group of people who did a great job on the house! (There are a few places where the patching / prep work, I have noticed, are not quite as smooth as they should be, I think, to get an “A” rating. To be fair, that could be because of the time constraints of this particular job. I hesitated on this for awhile… If an A- rating were possible, that would be my preference.)One quirk to watch. There were a few language difficulties with the work crew. Generally, we worked through it. Once, when I couldn’t understand what they were trying to explain to me about oil/water based paint and an issue that arose with the doors, I called the main office and explained that we were having a communication breakdown. Mr. Lee called back right away, and everything was straighten out. I would use House Painting again without hesitation. In fact, I now need the outside of my house painted, and I expect I’ll be calling them again soon for that!

They were very patient and hard working. They knew their job front and back. There was a minor problem with communication. The main painter was Asian and I had a little difficult time understanding him but he made sure that we communicated until we were on the same page. He made himself known and he made sure he understood me. He was very good and very professional. I would hire them again in a minute. They were very good. There were no hidden charges and everything was exactly the way they said it would be. He was very, very patient. What I liked about the main guy was when I went to choose a color there were several that were very close in shade and he said that we could try them all. He put big swatches of paint on the side of my house in a shady area and also in a sunny area so I could see how the colors looked in different places on my house. He was very good and I really appreciated that. He was very helpful.

James came and thoroughly checked out the work needed to patch and paint the stucco, and prep and paint the trim of my one-floor, ranch style home . Song arrived on time each day, power washed all of the house removing dirt and any bits of crumbling stucco, scraped and sanded loose paint, patched areas of the wood trim where needed, replaced a damaged board under one window and repaired damaged trim under another window. All windows were masked, drop cloths placed around the base of the house, and all plants were protected under plastic tents. Gutters were removed and later reinstalled. Both wood trim and stucco were completely primed before painting. A trench was dug around all the walls to prime and paint below the ground level. Price included all paint and materials.

The job took six days and I couldn’t be more pleased with the results. Song and Esteban were efficient and very hard working in 100+ temperatures. Together they figured out how to shore up my listing side gate, and even adjusted the front screen door so that it now closes more easily. Song was helpful and patient as I was choosing a new color, and painted large swaths of several colors in both sunny and shady areas of the walls so that I could get a realistic view of what each looked like before I made the final decision. The gentlemen were polite, friendly, and played no loud music (I had to put up with that problem when my neighbors had their house painted.) The place was cleaned up perfectly and not a one plant was damaged. There were no hidden or “extra” charges; what James quoted was exactly what I paid (thank you, James!). I’ve gotten several compliments from visitors and neighbors on how beautiful my house now looks.

His two workers were excellent, and completed the job beautifully within the time frame promised. Although the house was vacant while they were painting, we visited several times to see how things were going, and to handle contractors who were there to give estimates on other work we wanted done. Name were always working hard. Both were very friendly and pleasant, and handled things I requested politely and professionally. They never spilled a drop of paint, they repaired surfaces carefully, and cleaned up thoroughly afterwards. I had complete confidence in their abilities. Removed wallpaper and painted one bedroom

With wallpaper from the mid-80’s starting to peel off the walls, I suggested to my mother that we paint the room. I was moving home and was going to use the room, and while I would’ve been okay with living with it temporarily, we needed to clear the room anyway to move my stuff in so I thought it might be a good opportunity to get it done now rather than later. My mother and I had planned on doing the work ourselves, but once we started, we found there was wallpaper under the old wallpaper and we realized we really didn’t have the time to figure it out nor the energy to do it. My mother called House Painting on Wednesday and they said they could come on Saturday morning to see the room and give us a quote, and if we were okay with it, they would start right away. We’d hoped to keep the cost of having the room painted at around $600, but with the removal of the added layer(s) of wallpaper, we thought the price was pretty fair. Removing the remaining wallpaper took two guys one full day (hearing all the scraping all day made us thankful we didn’t decide on doing it ourselves), on Sunday only one came back to paint the walls, closet doors, trim and ceiling. When my mother went to check on the guy thinking he was close to being done, she found the room was already finished and he was wiping down the hardwood floor to get what he could of the dust, meaning my mother didn’t have to do it (she was fully expecting she would have to). The room came out looking better than what my mother and I could have hoped to do ourselves. There are more sections of the house where we’d like to get rid of the wallpaper and paint, and my mother is happy enough that she’s already planning on calling them back when we’ve saved up the money. We’re thinking of getting the exterior of the house done further down the road as well.

House Painting Inc. painted the house – the exterior, the gate, and the garage. Several painters sanded, primed and painted the stucco and wood parts of the house. They also took care of the metal awnings by priming and painting. They repaired some parts of the older wooden window frames prior to painting so that a smooth painted surface would be achieved. They put protective plastic coverings on the inside and outside of the windows as necessary to prevent debris from entering the house as they sanded and painted. In the patio covering in the backyard, the painters repaired previous shoddy work done years before by another company, and sanded, primed and painted. They placed yellow caution tape around the front yard to prevent accidents.

We had contacted several painting companies for quotes, and noticed that House Painting Inc.’s prices were competitive and their reputation impeccable. We had a deadline to get the job started, and after finally deciding on House Painting Inc., the deadline was about two days away. We called them, and pressured them to start the job almost immediately. James Lee of House Painting Inc. was very accommodating, and juggled other painting projects and customers in order to start the job on the date we requested. They started very early in the morning on that date, and were professional. They placed yellow caution tape around the front yard to prevent potential accidents, and were friendly and courteous the entire time. We appreciated the trouble they went to to protect the house interior from sand and debris. They placed plastic sheeting inside and out for that purpose. They were focused and efficient, and worked long hours diligently. We had minor concerns about a few spots on the wooden front door and window frames after painting, and James Lee addressed these issues immediately and thoroughly. He even went beyond our expectations, and was proactive in finding and fixing any areas that might be an issue. He even came over personally after working hours to address any concerns we had. The painters were focused and sanded, primed and painted completely and effectively. Some areas of the house required several extra coats of paint – the painters did whatever was necessary to achieve a professional appearance. They primed and painted metal awnings as well as wooden patio covers. They finished painting the garage in no time, and it is such an impressive paint job – I am convinced that House Painting Inc. fosters an attitude of perfectionism among its workers. They completed all of the work quickly and efficiently, and checked in with us frequently to make sure we were happy with their progress. After completion, James Lee bolstered our confidence in their work – he encouraged us to call him immediately if any of the paint started flaking. We asked them to give us an estimate for some interior painting, because of the great job they did with the exterior. I was impressed by the owner, James Lee, who stressed the careful workmanship of his experienced painters and that his main goal was to have thoroughly satisfied customers. We asked him to paint the exterior of about three-quarters of our one-story 1952 tract home, stucco plus wood. (The remaining quarter of our home had been painted a few years earlier.)

Two painters, did all the work, which was excellent in all respects. They protected the shrubbery by wrapping cloth around each shrub. As part of the preparation they patiently and carefully caulked and patched gaps in our stucco and wood, including some places not likely to be seen by anyone. After more than two days in preparation, they began the painting, working carefully at the project. In the two coats applied, their brush work defining the lines between different colors was amazingly accurate. We were extremely pleased with the organization, patience, care, and skill that these very experienced painters showed and especially with the final result.

Overall, the job went well. We were pleased. The paint is still holding up. They knew what they were doing and we liked them. They were very accommodating and very concerned that we were happy. When the job was finished and there were still things we wanted done, they continued until we were satisfied. They got it right. It did not take an enormous amount of time to complete the work. They were here all day, every day and really worked. It took a little more than a week. The interiors were an afterthought and he got a crew here the next day. He was very accommodating I would absolutely recommend them to anyone. They want their customers to be happy. They seemed to know what they were doing. They found a cracked window pane while they were painting and they replaced that for us. They did some of the glazing on the windows. We had them take out 2 shelves under windows that were planter boxes. It left holes in the stucco. They repaired that and painted over that and it looks great. They knew other things to do for the house besides painting to make the house look good. Neighbors who typically walk by our house complimented on how nice it looked. They were great to work with.

We couldn’t be happier with the work done. James responded promptly to our request for an estimate, and provided a quote on the spot. We were also having our wood floors refinished and James accomodated the coordination of schedules with the flooring contractor. The painting crew was very professional. They carefully covered the newly finished hardwood floors and masked all non-painted surfaces. The quality of the work is outstanding. The crew arrived each day on-time, and cleaned up their work area before they left. I will be using House Painting, Inc. again for the exterior work next. These guys are great, and I highly recommend them.

I had received 2 quotes to have my newly replastered living room area painted. I called House Painting last and the next day Mr. Lee came to my house and gave me a quote and a time frame which was almost half the previous quote and 2 days less in the time it would take. His crew was at my door the following morning on the dot. They covered whatever needed to be covered, removed whatever was on the walls and proceeded to prep the walls with primer. They verified the colors I had settled on and sent one of the crew to buy it so it would be ready the next morning., The next morning they arrived on time, painted the whole room, cleared and put the furniture back in placed and were done.

I can’t say enough good things about the job they did. Everyone who has dropped by the house has made a comment as to how nice it looks. Most important though, I am happy with the results and can recommend their services without hesitation.

James’ painters also painted a couple of extra things like my front door and a couple of places on the ceiling. The painters were polite and efficient, offered helpful suggestions concerning paint colors. They finished the work within the estimated time and I was very happy with the results. The job is very clean and neat, the paint is even and there are no splotchces anywhere. It looks like a whole new house. James Lee — the owner– came out to do the estimate himself. He was very though and went to great pains to explain what he would repair, how he would repair it and clean and prep the exterior of the house and the detached garage. When the crew showed up on time and on the scheduled day, the crew foreman made sure everything came off like clockwork. He made sure that I approved each color swatch and even showed it to me in a dry practice swatch on the house. When last minute repairs were needed, he and the crew accommodated the schedule and helped do the repairs that could not have been predicted from the original estimate. The crew was polite, on time, neat and worked very h****** some very hot days. I originally picked the company because the owner seemed very detail oriented. No detail of how the job would be done escaped his attention. He was not the most inexpensive bid I received for the job, but I felt that if he was this particular on the estimate, his crew would probably reflect that same attention to detail. They did under the guidance of the excellent crew foreman. I am very happy with the job and the value for the price I paid. I would recommend this company without reservation.

These are professional painters who know what they are doing and take great pride in their work. Abraham and Luis worked 9 days on the house, took their time, and did a terrific job. Seems like 7 of the days where spent prepping the house (taping, scraping, sanding, priming). Did put multiple coats on everything. We messed up our stucco color, and they were happy to change it for us. Abraham went out of his way to fix damaged wood. Of all the estimates, they were somewhere in the middle — best choice I ever made.

They did an excellent job! They even removed and repaired the exterior garage entry door that was showing signs of dry rot near the bottoem. They did this at no additional charge! We have many plantings around our foundation; shrubs, flowers, and trellises that were attached to the stucco walls. They carefully removed and supported the trellises, as well as protectively wrapping the other plantings. My wife is very “picky” and focuses on details. We walked around the house at the beginning of each day to check the progress of the job and check for any corrections, adjustments, or additional work that needed to be done. All of our questions were answered and concerns addressed. All this was done in the scortching valley heat of 100-108 degrees! Mr. Lee and his crew made my wife very happy with the painting job, which makes me very happy.

The work done was excellent! Everyone involved from the company owner, Mr. James Lee to his painters, Song were great to deal with and their suggestions and explanation of things were very helpful and thorough. This is the first home improvement company that I’ve ever dealt with that didn’t ask for at least some money down for supplies, etc. Mr. Lee said to just to pay in full when the work was completed (and because of the very weather-beaten condition of the stucco, woodwork, and metalwork that they had to deal with, as well as the size of the house and garage it was a 5-day job). They made a very worn-out looking old house look like new for a very reasonable price (of the 3 bids taken, theirs was in the middle – the low was $3,600 and the high was unbelievably $25,000 for the same job) and for that I extremely grateful.

EXCEPTIONAL SERVICE!!! James Lee came out within a few days of making the call for an estimate. He was very friendly, detailed and described everything that would be done to repaint the house and ensure the work was done well. They began about a week after he came for the estimate. Immediately they were scraping the old cracked and peeled paint off. Every day we could see an incredible difference in the amount of work that was done on the house. The estimate was 7 days of work which they completed in 4 days and with careful detailed work (not sloppy) done. Meeting and talking with the crew that he sent, you can tell that they ALL take pride in the quality of work that they perform. They were not in a rush to get it done quickly, they would take all the necessary steps to carefully ensure the paint would stay on the house and not peel off. Whenever we would see them they would describe what they did for the day and ask how we liked it and what we thought. You could tell that they wanted to ensure that we were happy with the quality of the work that they were doing. They did an exceptional job of moving items, protecting plants and covering all the windows to ensure paint did not end up on areas that it did not belong. This is the very first contract company that I can say they actually did a better job than what we would have done ourselves. Many times people hire contractors because they don’t have the time and energy to do all the work, but they are not 100% satisfied with the work. For us, we were ecstatic with the work that they did and are absolutely 100% satisfied with the quality. Even today, weeks later, I still look at the paint job that they did with admiration and pride on how beautiful our house looks with the quality paint job that they performed. His crew was exceptionally considerate when it came to my young children. Whenever we would walk by areas that they would work, they would completely move items out of the way so that we would not trip over them. They even did nice touches, but asked first to see if we wanted items like the backboard of our basketball hoop repainted too. The day before trash day, I was so nicely surprised when I went out to move the trash cans that they had already put them on the curb for us. I hired House Painting Inc. to paint all but 2 rooms in my 1200 sq ft, 3 bedroom 1 bathroom house. There was alot of prep work to do since some areas had not been painted in about 15 years and the house is older (built in 1940). The two painters did a very thorough job sanding, scraping, patching and cleaning surfaces. They forgot to mask off a few areas before sanding but overall were very careful. They did 2 coats of paint – brushing, rolling and spraying where necessary. The kitchen cabinet doors had already been removed so it made sense to set them up in the back yard and spray them. My plan called for four different colors and 3 different sheens so I was concerned that they would have a difficult time figuring out the color scheme but they had no problem keeping it all straight. They wanted to use oil based paint on the trim because they felt they would get a smoother finish but they went along with my request to only use No-VOC paint from Benjamin Moore. This was an added cost since it was not one of the brands from their list but it was worth it to me. When the job was done, no paint fumes!! Overall I am very satisfied with the quality of their painting and with the clean-up and I would recommend them.

Our ranch style house was built in the early ’50’s and is 3,000 square feet. It is stucco with wood siding and brick in the front. The house was patched where needed, pressure washed and the exterior was painted. We also had 3 sets of French doors painted on the exterior. In the interior…the entry, living room and one of the bathrooms was painted. We had 2 sets of French doors painted as well.

There are painters and there are craftsmen who paint. James Lee and his crew are the craftsmen who paint. My husband and I are thrilled with the results of our job. We have lived in our house for 24 years, had it painted several times since, and this is undoubtedly the best that it has ever looked. James told me that our house would be the best looking on the street and he was right. The care with which his painters treated our house, its surroundings and our belongings was exceptional. The exterior crew was very thorough…each plant surrounding the house was individually wrapped to for protection. The guys dug a small trench around the house to make sure that the paint went below the level of the dirt. They took the old cracked paint down to the bare wood and stucco in places. Their patching was meticulous and they didn’t miss a thing. Many years ago, we had updated the electrical box on the side of the house and the old electric meter had been removed from inside its metal frame. This left the large concave metal frame that was inset into the stucco wall, which was an eyesore. Previous painters had just painted around the problem, but not James’ crew. The old frame was removed from inside the wall, the large hole was patched and the stucco repaired so that now, you cannot tell that there was ever anything there. There were a couple of bricks near the driveway that had been knocked loose and when I came home one day they had been repaired. The attention to detail is very much appreciated…this company knows how to please their clients. When the exterior work was finished and it was time to switch to painting the interior, I was sorry to see the outside crew leave. The next workday, the interior crew arrived on time and immediately proceeded to take great care in moving our items, covering and masking everything. They were just as nice and professional as the exterior crew. Like the exterior crew, they took the time to unscrew and remove everything from the walls…(unlike most painters that we’ve experienced, who tend to paint around them). Late one afternoon after painting one wall in the living room, we realized that the color was wrong. The guys didn’t think a thing of it, stopped painting the walls, finished up with some other work and came back the next day with the new paint selection. Everything was done cheerfully and exactly as we wanted. Our house looks great…inside and out!! James is a real professional and his estimate was reasonable. His crews were professional, polite and cleaned up after each workday. My husband and I are so happy that we’ve finally found a really excellent painting contractor. James definitely has another customer for life and we have already begun recommending him to our friends. I only have good things to say about our experience with House Painting Inc.

This is a Craftsman house on two levels and includes approximately sixty (!) windows. The siding on the house was in good shape; but all of the trim needed to be re-painted in addition to a tall stucco covered chimney. Some of the wood was quite damaged and required considerable prep and repair in the way of puttying and filling.

Member Comments:

Mr. Lee came out to do the estimate the same day I called. I appreciated that he immediately handed me paperwork that showed his license, insurance, and workman’s comp. He also included a list of work his company had performed . Within three days, I received a formal proposal by email and he was able to start the work two days later. The “crew” consisted of two painters who work independently in a very organized manner. Once all the prep was done, which took two days, Mr. Choi took on the windows while Jorge worked on larger areas such as the fascia, rafters, chimney etc. The two men are very focused, especially Mr. Choi who brings a zen-like concentration to the fine detailed work necessary on the windows. I can say that he put the same concentration into the sixtieth window as he did on the first. The painters clean up the entire area after work each day and pay special attention to taking care of any flowers/plants in the work space. I was extremely pleased with the work they did and will not hesitate to call them again for the next painting job.

Everyone from James to Choi to Jorge more than met ours, and my husband even thinks I’m too much of a perfectionist. They did a superior job of everything—the preparation which took a week, the repair of the stucco and grates, and all the painting. The final touch was varnishing our door steps. Called Mr Lee for an estimate. He happened to have some time available and came right over. He showed me an impressive portfolio of past jobs and letters of recommendation. He gave me a verbal and written proposal, and later in the week, a formal proposal by email and mail along with a long list of past jobs we could go visit. His was the third and lowest bid we received. We accepted his proposal on Friday and on Saturday his men were doing the prep work. The job took four days total. Throughout I was impressed by the crew’s attention to detail, the way they protected and kept paint off surfaces around the house and their politeness. The paint job came out great and our house looks brand new. The real measure of a company is how it happens problems. A couple of pieces of trim were painted the wrong color. When Mr. Lee called a day or so after the job was complete, we told him about the mistake and he had his crew back that afternoon to take care of it. Where to begin! Our longtime tenants had recently moved out of my rental home in LA, and it was in dire need of repair before it could be rented again. I was looking at house painting listings and called James to do the work and he did not disappoint. After giving us a fair quote, he got his crew to start working on the inside, taking down old wallpaper, repairing holes in the drywall that the tenants had left, and fixing damaged plaster areas. They also got going on the old kitchen cabinets, which looked BRAND NEW after they were painted, and painted the walls with a color James suggested, which gave the whole house a new atmosphere. On the outside, they cleared away debris with the pressured water and worked diligently to fix damaged stucco and peeling paint. The company’s true to its word on good prep work, and much of the job was in getting the house ready before any painting was done. They also replaced a number of rotting shingles and wood siding. These and the walls were painted in the exact shade I wanted, and now the place looks better than ever!! I’m excited to be able to rent it at a far higher price and will definitely work with House Painting Inc. again in the future.

I was not able to have the work done right away due to other repairs that came up unexpectedly, but as soon as I scheduled, a two man crew showed up and prepared for a couple of days and then painted. They worked quickly, followed the color plan precisely and cleaned up beautifully. Because the electricians had not finished and an oven was delivered and installed while the painters, Mr. Kim and Mr. Nam, were there painting, they had to navigate around two to six other workers in the same space for most of the days they were there. They were efficient and gracious and did excellent work, plastering and painting, despite the overcrowding. They had to move some of my stuff and took very good care of my things while doing so. The job was done quickly and well and they were very pleasant gentlemen to be around.

As I needed to go out of town on one day, he was able to start the work, stop for one day, and then return the next. I appreciated that. The two painters arrived on time. They did thorough and complete prep work–moving furniture, placing tarps over our belongings, masking, taping, sanding, priming, etc. Mr. Kim, the lead painter, was very personable and professional. They worked with a steady deliberateness and completed the job in four days. The quality of the painting is excellent. They cleaned up and restored the furniture in the rooms as it was prior to the job. I have learned to be somewhat skeptical when I see a Company with such great ratings. I called several painting co., and received a variety of quotes. I will be honest – housepaintinginc was not the cheapest, but they were also not most expensive. However, I felt most comfortable after talking to James (owner of hosuepaintinginc.). James is very delightful and I appreciated his candor. After much discussion with my wife, it was very evident that James was the person I most trusted for the exterior painting of my house. Very rarely, does someone exceed my expectations. James came and was very honest. He said that he might not be the cheapest, but he can guarantee that I would be satisfied. He exceeded my expectations. They did a great job. We originally wanted to paint our house one color, but James and his project manager (John) had provided their honest opinions. After discussing with my wife, we had agreed that they were right in the color choice scheme for our house. We ended up painting our house a light beige color with white trimming, and the finished producr was better than what we had expected. His people were always on time, professional, and easy to work with. Our house was built in 1924 it has all the original French windows and some French doors. The house has approximately 250 individual panes of glass. This is an incredible amount of prep. Which was done professionally, timely and cleanly.The stucco is a very heavy and has an unusual texture (it looks like marshmallow cream) Living in an old house requires a lot of maintenance and I don’t always have the best experiences with contractors. With House Painting, I could not be happier. They were courteous and professional. The best part is they, did a fantastic job. They sealed, patched and repaired everything. I am 9 months pregnant and was able to take several much-needed naps while they were working without being worried or disturbed at all. It was honestly as if no one was even here. Whenever I ventured into the master bedroom to peek around, Kim would happily stop what he was doing to answer any questions and show me how things were coming along…he really is a very nice guy. As for the quality of the work, it was excellent. Our walls were very damaged and needed tons of cleaning, patching, and sanding. We also had some wallpaper removal done in the vanity area. I asked Kim to take the time to thoroughly TSP all of the glossy finishes so that the new coat would not peel (a problem we had with our previous painter), which he agreed to do for an additional $100.00. They patched and sanded everything to perfection, and even re-caulked our vanity countertop seams as they were dirty and cracking a bit–something they didn’t have to do. Going the extra mile with preparation is the key to a good paint job, and this was done very well. The paint went on just as flawlessly, and our new carpet was kept well protected throughout the entire process. After the job was finished, Mr. Lee contacted me to ensure I was satisfied and asked that I call him should I discover any problems or areas of concern. I doubt I will need to, as the quality of work is top notch. Thank you!

Due to the water damage, Mr Lee’s crew completed drywall repair in a bedroom closet as well as the guest bathroom. In addition, I had wallpaper that had been in the entryway and living room for 20+ years that needed removal and subsequently painted. Lastly, the water damage left stains on the ceiling, which were subsequently painted as well.

My townhome had experienced water damage earlier in March of this year. I contacted Mr. Lee, in addition to 3 other vendors to provide a quote. Mr. Lee was prompt in returning my call and I was extremely impressed with his estimate. The initial quote provided to me by Mr. Lee was subsequently reduced by a couple of hundred dollars on the final bid. Wow! How often does that happen even in this economy! House Painting Inc. was the complete package. The crew of two headed by Nam commenced the work the following week. They were prompt, professional and diligent workers. The prep was thorough and detail given to ensure that all the furniture was covered and edges taped. The wallpaper removal took only 2 days after which the walls were primed and painted to perfection. My ceilings were sprayed and the the drywall repair completed. The team completely removed the remnants of any mess. I was expecting the job to take 7 days. Work began on Tuesday morning and was done Friday of the same week. There is a patch of ceiling between the living room and loft that was overlooked. I am having new flooring installed and when I called Mr. Lee he ensured me that any touch up work would be completed after the floors are done. Painted entire exterior of house including siding, eaves and stucco. This included patching some small cracks in the stucco and puttying some cracks in exposed rafters. All windows are aluminum framed and thus were not painted. An iron fence was also sanded and painted. They also removed wallpaper and painted the walls, ceilings and cabinets in (1) small bathroom also.

James Lee was on site and provided a written estimate within hours on same day (a Saturday) as calling his answering service. I called him one more time before the job and one time during the job. These calls were returned extremely promptly also. I was very impressed with his responsiveness as you can tell. This means a lot to me. The foreman of the crew working on my home was Song. Song is a good communicator even though his English is not perfect. I never had any trouble understanding what he was talking about and neither did his workers. The whole crew was very punctual and very neat. I didn’t find one drop of paint where it didn’t belong. Window masking was well done. Every home owner appreciates this kind of attention to detail. They did some things I wasn’t expecting such as some light pruning of certain plants close to the stucco and removal/reinstallation of about 15 large patio screens and 2 patio doors. They also moved patio furniture out of the way. Their patching of stucco and wood cracks was very well done also. James and Song both said upfront that puttying a wood surface was not guaranteed and this is understandable since wood expands and contracts a lot. Where some stucco had been previously damaged by sloppy window installers the scratch coat was visible, Song and the crew did a very nice job of patching these areas. We had let the house go too long before repainting so there was quite a bit of wood sanding and priming to do on the ends of the rafters and all of was done to my satisfaction. We were allowed to select our preferred brand of paint. James clearly states upfront that some brands do cost extra. In our case we selected Dunn Edwards which has worked well in both interior and exterior applications and was not considered an extra cost paint. Since we did not change any colors, one coat of paint was satisfactory on the siding and eaves but James did assure me that if a second coat was needed he would do it. Where there was sanding and priming, he used a prime coat and a finish coat. The stucco was primed and finish coated as it had not been painted before. All siding was semi-gloss originally and was repainted the same. The top coat on the stucco is flat. The crew left me almost a gallon of each color for any future touchups. With regards to the interior work, they were extremely fast, thorough and neat. One wall in the bathroom had been substantially patched after a repipe job many years ago. The wallpaper had covered many sins on this wall. James’ crew (a different crew from the exterior workers) did a great job putting a new skim coat where necessary after removing the wallpaper. In short, we had a great experience with House Painting Inc and highly recommend them.

It could not have gone better. The job was schedule about two weeks in advance and the team arrived the first day at the time expected. My son was home for school during that week and said that the painters showed up early in the morning took a break during mid-day (it was extremely hot that week) and came back to finish the day at the house. Unexpected positives: sealed the windows with paper from the inside so that very little dust came into the house during the sanding stage; patched stucco on the back side of the house, painted the security door (truly needs to be replaced) and porch. Everything was tidy at the end of each day and the final clean up was spotless. I was given progress updates each day. Overall a very, very good experience.
