I hired House Painting to paint the inside and outside of a rental house. They are extremely thorough and detail-oriented. They are the first painting company I have used in years who removed all the switch plates and face plates before they painted, and covered all the switches and sockets with tape to avoid getting paint on them. In addition, they did some small repairs that needed to be done before the house was really ready to be painted (replaced broken window pane, cleaned gutter, replaced some wallboard), removed wallpaper in a small bathroom, stored window screens to be brushed and reinstalled after painting. They started a couple of days after I hired them, showed up on time, did meticulous prep, tracked down hard-to-find style of wooden shingles, gave good advice on outside color choices, and cleaned up after themselves. I am now using them to paint another rental house and will use them on my own home when the time comes.

I have painted four houses in the past 10 years (some of them more than once)  and House Painting is my painter from now on.

My elderly parents asked me to help them find a house painter. It’s a large and somewhat difficult house to paint. Two story, English tudor with crossbeams and  gables. I started to “google” some painters in the area, then lined them up for appointments. After reading a bunch of reviews, I settled on Painters Inc of LaCrescenta for an estimate. I had seen their signs in my parents area but being able to confirm a contractors history and customer satisfaction really put me and my parents at ease. James Lee (the owner) met me for the estimate. He was patient and extremely knowledgeable. We agreed on a price that was fair given the extent of the work to be done. We were assigned a crew leader (Andrew) and his crew. The prep work took four full days. In all the years of having this house painted I’ve never seen a crew prep the surface this well. Lots of sanding, even some repair work on some stucco, wood and metal gutters. The crew always cleaned up at the end of the day. As a bonus they threw in the painting of two iron gates. We look forward to using them in the near future for some interior work in the fall.

We had the exterior of our house painted, including significant prep to sand, bondo and prime before painting.

James Lee from House Painting, Inc. responded quickly to my inquiry  stopped by the house and gave me an estimate that same day. We were still selecting colors so didn’t actually start the work for about another week. We have a shake-shingle sided house that needed a lot of prep: sanding, bondo, etc.  The crew prepped the house for three full days and painted two full coats on the house the following three days. We had a light-yellow house that we were painting dark craftsman-style colors over and this required very careful and thorough painting to cover well. The crew arrived on time every morning, worked all day and cleaned up every night. They were open to my watching over their shoulders, asking questions and making minor requests. I will call House Painting, Inc. again in the future — when I’m ready to paint the interior!

Painted house exterior and detached garage and patio cover. Stripped out old wallpaper on interior and painted.

We called Jae and he came out to give us quotes for exterior and interior. He has several 3 ring binders with reference letters-I can see why!

I did not even get competing bids, since I knew the ones given me were spot on-and you cannot beat the job they do!

His crew came to prep and strip all of the wallpaper off before the plaster contractor came out to work on the house. Once the plaster job was finished they came and painted the exterior and did a beautiful job. They gave us some test colors on the exterior and we ended up matching the colors for seamless rain gutters that were installed. Plus, they painted the exterior brickwork on the front facade and looks fabulous.

Later we had them finish the interior and they did beautiful work. We had to coordinate with them during our cabinet restoration for the master bath and kitchen. They also painted the new interior doors that we had installed. Looks first rate.

The crew is very thorough and professional and we have got  lots of compliments on the house.  They were punctual and Jae was always responsive to requests or calls.

They have been here on time and stay late most of the days. They finished the job. They did a wonderful job.

I had the interior of a 1,900 square foot home painted, which included signficiant prep work and patching to correct water damage and stains from the prior owner.

Mr. Lee and his crew at House Painting, Inc. were a real pleasure to work with, and I would use them again without hesitation.  While I was in escrow, I got a recommendation for another painter and thought I was good to go.  However, they were difficult to reach and unresponsive, and then after running them down they told me they might not be able to get the job done before my move-in date.  With two weeks to go, I joined Angie’s list and found Mr. Lee.  He came right over, give me an estimate and lots of helpful information.  He assured me he could get the job done on time.  And he did!The crew was here for a week, because the prior owner had neglected the roof and there were numerous poorly patched areas on the walls as a result.  The roof was replaced, and the painting crew rolled in!  They kept the house spotless.  They tackled all the tricky patch work and got the walls back into good shape, and got everything painted.  They checked in with me constantly to make sure that painting was proceeding as I wanted, and they made minor adjustments along the way without complaint.  Overall, a very helpful, pleasant and professional group of people who did a great job on the house!  (There are a few places where the patching / prep work, I have noticed, are not quite as smooth as they should be, I think, to get an “A” rating.  To be fair, that could be because of the time constraints of this particular job.  I hesitated on this for awhile… If an A- rating were possible, that would be my preference.)One quirk to watch.  There were a few language difficulties with the work crew.  Generally, we worked through it.  Once, when I couldn’t understand what they were trying to explain to me about oil/water based paint and an issue that arose with the doors, I called the main office and explained that we were having a communication breakdown.  Mr. Lee called back right away, and everything was straighten out.  I would use House Painting again without hesitation.  In fact, I now need the outside of my house painted, and I expect I’ll be calling them again soon for that!

I used House Painting to paint the outside of my house.

They were very patient and hard working. They knew their job front and back. There was a minor problem with communication. The main painter was Asian and I had a little difficult time understanding him but he made sure that we communicated until we were on the same page. He made himself known and he made sure he understood me. He was very good and very professional. I would hire them again in a minute. They were very good. There were no hidden charges and everything was exactly the way they said it would be. He was very, very patient. What I liked about the main guy was when I went to choose a color there were several that were very close in shade and he said that we could try them all. He put big swatches of paint on the side of my house in a shady area and also in a sunny area so I could see how the colors looked in different places on my house. He was very good and I really appreciated that. He was very helpful.

I am going to use House Painting Inc. They came out and gave me an estimate and we are scheduled for sometime in August. They gave us the estimate sometime back in June for exterior painting.

We haven’t pinpointed the date yet. The representative came out and he was prepared. He listened to what we wanted to get done. He had recommendations from other clients and showed us that he was licensed. It was all there and we didn’t have him; he just showed it. He came out when he said he would.

James came and thoroughly checked out the work needed to patch and paint the stucco, and prep and paint the trim of my one-floor, ranch style home .   Song   arrived on time each day, power washed all of the house removing dirt and any bits of crumbling stucco, scraped and sanded loose paint, patched areas of the wood trim where needed, replaced a damaged board under one window and repaired damaged trim under another window. All windows were masked, drop cloths placed around the base of the house, and all plants were protected under plastic tents.  Gutters were removed and later reinstalled.  Both wood trim and stucco were completely primed before painting.  A trench was dug around all the walls to prime and paint below the ground level.  Price included all paint and materials.

The job took six days and I couldn’t be more pleased with the results.  Song and Esteban were efficient and very hard working in 100+ temperatures.  Together they figured out how to shore up my listing side gate, and even adjusted the front screen door so that it now closes more easily.  Song was helpful and patient as I was choosing a new color, and painted large swaths of several colors in both sunny and shady areas of the walls so that I could get a realistic view of what each looked like before I made the final decision.  The gentlemen were polite, friendly, and played no loud music (I had to put up with that problem when my neighbors had their house painted.) The place was cleaned up perfectly and not a one plant was damaged. There were no hidden or “extra” charges; what James quoted was exactly what I paid (thank you, James!).   I’ve gotten several compliments from visitors and neighbors on how beautiful my house now looks.
