Description Of Work:

House, garage, and pool area dressing rooms pressure-washed, cracks filled, warped trim and loose plaster replaced, awnings sanded, old gutters removed and halled away, then house, garage, awnings,dressing rooms, as well as wrought iron porch railing primed and freshly painted with new trim.

The work done was excellent! Everyone involved from the company owner, Mr. James Lee to his painters, Song were great to deal with and their suggestions and explanation of things were very helpful and thorough. This is the first home improvement company that I’ve ever dealt with that didn’t ask for at least some money down for supplies, etc. Mr. Lee said to just to pay in full when the work was completed (and because of the very weather-beaten condition of the stucco, woodwork, and metalwork that they had to deal with, as well as the size of the house and garage it was a 5-day job). They made a very worn-out looking old house look like new for a very reasonable price (of the 3 bids taken, theirs was in the middle – the low was $3,600 and the high was unbelievably $25,000 for the same job) and for that I extremely grateful.

Description Of Work:

We recently renovated our garage with new dry wall and a new epoxy floor. Mr. Lee’s crew prepped and painted the new drywall, covered the floor so not a drop fell on it. Which was extremely important to us. They also painted the exterior of the garage and a new side door.

Pressure washed house house, filled and repaired all wood and stucco. Water proofed stucco on bottom of house, sanded down all wood as needed. Painted french windows & doors, stucco, and stained the deck railing.

Our house was built in 1924 it has all the original French windows and some French doors. The house has approximately 250 individual panes of glass. This is an incredible amount of prep. Which was done professionally, timely and cleanly.The stucco is a very heavy and has an unusual texture (it looks like marshmallow cream) Living in an old house requires a lot of maintenance and I don’t always have the best experiences with contractors. With House Painting, I could not be happier. They were courteous and professional. The best part is they, did a fantastic job. They sealed, patched and repaired everything. I didn’t have to watch over them like a hawk to make sure they were not skimping or cheating the process. I come from a family of painters so I know good prep and a good paint job when I see one. All the little extras they did for me were icing on the cake. They even put up flashing where my gutters were. (I had them taken down so I could paint) I will definitely use them again and I would recommend them to anyone. Thank you, James and Shin!

It came out great. They did an excellent job preparing before they painted, and then a great job painting. The two workers, Song and Estaban worked steadily and just got in done. Chalking is usually caused by using a poor quality paint, or by waiting too long between paintings.

Solution: Wash chalk off with a solution of ½ cup detergent in a gallon of water; rinse well.  After residue has been removed, reprime surface and repaint with chalk resistant Paint

Steel nailheads can rust from moisture in the wood or from improper patching with putty and primer when first painted.

Solution:  Replace rusted nails with a good quality, zinc-coated type.  For those that can’t be removed, sand rusted nailheads down to bright metal and countersink.  Spot prime nailhead with Oil Primer Sealer and after drying use an  wood putty or suitable caulking to over-fill (slightly) nailhead area.  Finish by sanding filled areas flush with surface and spot prime prior to painting.

***  MILDEW

Mildew looks like conventional grime, but is actually a living fungus which eats proteins and nutrients contained in paints and substrates.  If you are not sure whether your problem is dirt or mildew, place a spot of bleach on the affected area.  Only mildew will react by whitening Some of  of Paint contains agents which inhibit the growth of mildew on the surface; however, if mildew is present prior to painting, growth may still occur.

Solution: since moisture is essential to the growth of mildew, you must take preventive action against moisture to avoid recurrence.  To clean mildew from surface, use a solution of 1 quart household bleach in 3 quarts of water making sure skin and eyes are protected.  Rinse with clean water and allow to dry thoroughly.  Scuff sand glossy surfaces.  Sand down badly weathered areas and spot prime.

*** BLISTERING

Blisters are small pockets of vapor that form beneath paint film, caused by painting in direct sunlight and over hard or glossy surfaces.  They are also caused when water, trapped inside paint, vaporizes and bubbles on exposure to intense heat from the sun.

Solution: Break open a blister.  If bare wood shows, moisture is the problem.  If a sound layer of paint is under the blister, it is caused by heat.  In either case, blisters should be scraped, sanded and primed Oil or Acrylic Latex Primer Sealer prior to repainting with Premium Plus House & Trim.
