Painted exterior of our house.
It was a great experience. I had confidence that the job would go well based on previous reviews for this company. James Lee was very personable and explained everything. Provided numerous references from happy customers. Could see that he was proud of his work and company, and wanted to make the customer happy. Quick responses on questions and quotes, and matched a competitor’s estimate. Mr. Shin and his crew were very professional, courteous, and conscientious to be clean with their work. Mr. Shin explained everything very well, and showed and explained various phases of the job. He and his crew took pride in their work; they did an excellent job, as though they were painting their own house. He made sure that I was satisfied with the job before payment. Their attention to detail was superb. Our house looks like new. James, Mr. Shin, and his crew are the best. Worth every $$ spent. Hire them, you will be very pleased. Prep, prime, and paint exterior of two-story stucco house, all wood and previously-painted trim, and a short expanse of iron fencing and gate.
Mr. Lee responded nearly immediately by phone to my emailed request for an estimate, and came over to look at the job the same afternoon. His estimate was lower than others I had obtained. While Mr. Lee did not come back to the site while the work was being done, Mr. Choi and his crew arrived on time every day, did an excellent job of preparing the surfaces to be painted, protecting the landscaping and hardscape, and helping me choose colors. They were professional and courteous. The finished job looks fabulous, and I couldn’t be happier.

They painted the entire interior of our house (three bedrooms), including doors/windows/ceilings.
James had excellent references and gave us a very good price (some others were nearly twice as much), so we went with him. We were on a tight schedule, and he was willing to accommodate. He estimated it would take five days. The crew of two came out the next week and got started right away. They were definitely hard workers and were good at asking us questions and keeping us updated (although the crew leader did not speak English very well). Toward the end of the week, it became clear they weren’t going to finish on time, but they pulled in a couple of extra guys and worked all day Saturday to try to make it. They still didn’t quite and had to finish on Monday. Overall it was a nice job and made the house look a lot better, although we have had some issues with paint peeling from windows. They also blew a wire re-installing one of the light fixtures, but James paid us for that repair without an argument. Overall it was a good experience.

The exterior of my house and garage was painted including all trim and doors. Need major prep work. House is stucco with wooden windows and has not been painted in over ten years.
It could not have gone better. The job was schedule about two weeks in advance and the team arrived the first day at the time expected. My son was home for school during that week and said that the painters showed up early in the morning took a break during mid-day (it was extremely hot that week) and came back to finish the day at the house. Unexpected positives: sealed the windows with paper from the inside so that very little dust came into the house during the sanding stage; patched stucco on the back side of the house, painted the security door (truly needs to be replaced) and porch. Everything was tidy at the end of each day and the final clean up was spotless. I was given progress updates each day. Overall a very, very good experience. Will definitely hire them for the inside of the house.

We used House Painting Inc in September to paint the exterior of our house, garage and stucco walls. They also did the trim.
The experience was fabulous. The owner is James Lee. His price is not cheap, but it was not the most expensive. He said that he has to charge these prices in order to keep experienced painters. It was a Korean father and his two sons that did our house. They were very hard working and very knowledgeable. We liked them and I think it was worth the price. We would use them again in the future.

I find a reputed painter and decided to go with House Painting Inc .I spoke on the phone with James Lee, who was very polite and courteous and came over for an estimate as soon as possible. I do not know how the price compares to others as I did not call any other painters, but I thought it was a reasonable price. James’ painters also painted a couple of extra things like my front door and a couple of places on the ceiling. Chalking is usually caused by using a poor quality paint, or by waiting too long between paintings.

*** NAILHEAD STAINING
Steel nailheads can rust from moisture in the wood or from improper patching with putty and primer when first painted.
Solution: Replace rusted nails with a good quality, zinc-coated type. For those that can’t be removed, sand rusted nailheads down to bright metal and countersink. Spot prime nailhead with Oil Primer Sealer and after drying use an wood putty or suitable caulking to over-fill (slightly) nailhead area. Finish by sanding filled areas flush with surface and spot prime prior to painting.

*** MILDEW
Mildew looks like conventional grime, but is actually a living fungus which eats proteins and nutrients contained in paints and substrates. If you are not sure whether your problem is dirt or mildew, place a spot of bleach on the affected area. Only mildew will react by whitening Some of of Paint contains agents which inhibit the growth of mildew on the surface; however, if mildew is present prior to painting, growth may still occur.
Solution: since moisture is essential to the growth of mildew, you must take preventive action against moisture to avoid recurrence. To clean mildew from surface, use a solution of 1 quart household bleach in 3 quarts of water making sure skin and eyes are protected. Rinse with clean water and allow to dry thoroughly. Scuff sand glossy surfaces. Sand down badly weathered areas and spot prime.
