Complete interior house painting for a 1,941 sq. ft. 2 bedroom + den, 2.5 bathroom condo including all walls, moldings, baseboards, ceilings, doors and closets with 9 different colors.

I recently bought a condo and wanted the interior completely repainted.  I obtained 4 quotes from various recommendations/referrals from friends and also checked out Angie’s List.  James Lee and House Painting Inc. was highly rated and reviewed on Angie’s List and was the reason I decided to give him a call.  James was very responsive from the start.  When he came to my house to provide the estimate, he presented all of his insurance information, pictures of past jobs as well as a list of happy customers that I can contact.  He was very thorough in understanding what I wanted to have done and gave suggestions on the types of paint to use for various rooms (i.e. flat vs. velvet vs. semi-gloss).  Of the 4 quotes I obtained, he was the most well prepared and most competitive price from the start.  The other vendors started at much higher prices then offered to come down significantly which was a bit of a red flag for me.  I ultimately decided to hire James/House Painting Inc.
His crew of 2 workers showed up half an hour early on the start date.  They carefully taped every inch of the house and was meticulous and extremely neat.  They were incredibly professional and friendly every time I stopped by to check on the progress.  It took them 5.5 days to complete the job and they worked the entire day of New Year’s day.  I am also having carpet replaced and James offered to have his crew come back out after that in case any of the baseboard paint get scratched/nicked during the carpeting process.  They left me extra paint for each room and clearly marked each can for future use.  The attention to detail was superb, my house looks fantastic and I couldn’t be happier.  A neighbor has since stopped by and was so impressed with the job that she wanted the referral.  I would definitely use James and House Painting Inc. for any future paint projects and would highly recommend his services to anyone.

Complete interior paint job – all walls, ceiling, and trim

Time was running out before move-in and we needed to get someone in quickly to do a complete paint job inside. James Lee responded promptly to my request to come and give us a quote. He walked through and was very frank about what kind of stuff they could fix and what they could not, for the price that we were discussing. James gave us a quote that was the most competitive of the 4 quotes that we received. His crew arrived early to the house every day and they were incredibly professional and friendly every time I stopped by to check on the progress, walking me around to show me any issues or to confirm they were doing the job to our expectations. We were very happy with the job overall. No paint job is going to be perfect, and this house had some issues that we were just not going to worry about (uneven-ness in the walls, a tacky texture job done by the previous owners, etc). Their attention to detail with taping and corners and overall neatness exceeded that of paint jobs I have seen that cost twice as much. I would definitely use them again and I have already recommended them to others.

The estimator was thorough and communicative. Explained exactly what will be done. Showed us samples of other jobs, letters of recommendation, license, credentials, etc. Courteous and friendly.
The workmen were prompt and professional. They were detailed and precise. The prep work seemed to have been thorough. Explained what they were doing and what they were not doing and the reasons. I am very satisfied with the painting work.
The only minor issue was that an outdoor tool shed they moved became disassembled but they did not repair it.

Mr Lee came and gave us the estimate which was very fair .  Folks at the office were helpful with scheduling .
Exterior painting for our stucco home which is over 40 feet tall in spots and built into a hillside.  A challenging job to say the least.  Mr Lee’s estimate was by far the lowest.

Crew of 3 (father and 2 sons) finished the job ahead of schedule and did an amazing job.  Couldn’t be more happier with the work done.  Very highly recommended.  I was concerned that the job would be below average because of the rock bottom price, but my concerns were unfounded.  Very happy customer.  They do one heck of a job for a very fair price tag.

From the initial call with Jame Lee to the last day of painting, we were 100% satisfied.  James Lee was able to come out the same day and give an estimate and provided appropriate license/insurance and references.  He took the time to go over with paint options since we had no clue on what paint or colors to use.
The crew was punctual and very professional.  They even came back a week later after I requested a touch up on the baseboards after the carpets were changed and exposed the old paint.
I will definitely use the company for future paint jobs.

This contractor and his employees thoroughly prepared all exterior surfaces of my house and garage for painting, including all wood of doors and windows, the fascia, eaves, any wood siding,  metal security doors, gates.  Preparation for painting included digging trenches around the house before painting the stucco, completely covering all bushes and plants around house and garage.  Sanding, wirebrushing, and scraping was necessary to remove all the loose paint, along with repairing and filling any cracks and holes.  All the loose putty at windows was replaced and vinyl type caulking compound was added.  The metal surfaces were sanded and primed, and sealer was applied around water damaged areas.  All the windows inside the house were covered with plastic before work began to protect from dust from sanding etc.  Equal care was given to windows outside the house, and drop cloths were used to protect while spray painting, sanding, etc. Two coats of paint were given most areas.

Mr. Lee responded to my initial phone call within the hour, and his visit to the home to assess the situation was equally prompt.  He followed up with a detailed proposal on email, and a formal offer by mail.  After one more conversation, he graciously accommodated my preferred timeline, and his crew arrived promptly at the appointed date and hour.  After telling me everything I needed to know about what would be taking place during the week, the three men began their assigned tasks independently, each seeming to know how to proceed without much consulting with each other.  I was pleasantly surprised every step of the way with the care and attention given to details, and the professionalism of the workers.
Mr. Myung (Shin) was available to answer any questions I had from time to time, and was fully cooperative and agreeable to whatever suggestion I may have made.  He encouraged me to keep any appointments I had during the week, and insisted that I lock up the house in my absence while the work continued.   He went out of his way to ensure that work proceeded smoothly and that I was not inconvenienced in any way.
Before leaving at the end of each day, all supplies – paint cans, ladders, drop cloths – were left in a pile in the back yard and covered;  all extraneous materials, trash, dirt, were cleaned up and everything was left looking very neat.   Rain was the only thing that interrupted the steady progress for a day and a half; otherwise, all work, including a few extra touches like repairing a leaky gutter, was completed in a timely manner.  I was asked to walk around the property and inspect the work more than once. during the process.  The results were spectacular – house and garage looked like new, and I was glad I had found HOUSE PAINTING on ANGIE’S LIST again after having lost touch with them many years ago – this group (formerly called J & L Painting Co.) had painted the inside of my house in 1991 and the outside in 1995.  I had tried in vain to find them,  because I was so FAVORABLY IMPRESSED  with them many years ago!!!! –   A very happy repeat customer, Martha Vitale.

We painted the exterior first and then the interior three weeks later after some other work was completed.
Excellent attention to detail during prep and actual painting, both inside and outside. Our new windows were well covered.
Different crews for exterior and interior, both very courteous and professional and kept things neat every day.  The interior crew moved and covered all furniture and took down window blinds and put everything back when they were finished.
We had not chosen any of the colors in advance of either job so while prep work was taking place, we picked colors and the crews painted swatches on walls so we could make a decision. We are very happy with the way the colors look but if doing it again, we would take the time and do color choosing well in advance which is what you’re supposed to do (and what House Painting had recommended).
Interior whole house painting is stressful if done all at once but House Painting, Inc. kept the fuss to a minimum and did a great job.

James Lee was on site and provided a written estimate within hours on same day (a Saturday) as calling his answering service. I called him one more time before the job and one time during the job. These calls were returned extremely promptly also. I was very impressed with his responsiveness as you can tell. This means a lot to me. The foreman of the crew working on my home was Song. Song is a good communicator even though his English is not perfect. I never had any trouble understanding what he was talking about and neither did his workers. The whole crew was very punctual and very neat. I didn’t find one drop of paint where it didn’t belong. Window masking was well done. Every home owner appreciates this kind of attention to detail. They did some things I wasn’t expecting such as some light pruning of certain plants close to the stucco and removal/reinstallation of about 15 large patio screens and 2 patio doors. They also moved patio furniture out of the way. Their patching of stucco and wood cracks was very well done also. James and Song both said upfront that puttying a wood surface was not guaranteed and this is understandable since wood expands and contracts a lot. Where some stucco had been previously damaged by sloppy window installers the scratch coat was visible, Song and the crew did a very nice job of patching these areas. We had let the house go too long before repainting so there was quite a bit of wood sanding and priming to do on the ends of the rafters and all of was done to my satisfaction. We were allowed to select our preferred brand of paint. James clearly states upfront that some brands do cost extra. In our case we selected Dunn Edwards which has worked well in both interior and exterior applications and was not considered an extra cost paint. Since we did not change any colors, one coat of paint was satisfactory on the siding and eaves but James did assure me that if a second coat was needed he would do it. Where there was sanding and priming, he used a prime coat and a finish coat. The stucco was primed and finish coated as it had not been painted before. All siding was semi-gloss originally and was repainted the same. The top coat on the stucco is flat. The crew left me almost a gallon of each color for any future touchups. With regards to the interior work, they were extremely fast, thorough and neat. One wall in the bathroom had been substantially patched after a repipe job many years ago. The wallpaper had covered many sins on this wall. James’ crew (a different crew from the exterior workers) did a great job putting a new skim coat where necessary after removing the wallpaper. In short, we had a great experience with House Painting Inc and highly recommend them.
